Location: Annandale, NJSalary: $32.00 - $36.00/hrEssential Functions:
Maintain compliance to State, County, or City Ordinances, Codes, or Laws, and Healthcare Compliance Regulations.
Comply with all safety procedures and be an active participant in the site safety program.
Comply with all policies for the safe storage, usage, and disposal of hazardous materials.
Participate in ongoing technical, safety, and operational process training programs.
Assists other operational staff members in repair and maintenance of building equipment and compliance with all required maintenance and safety audits.
Uses a computerized maintenance management work order system to open and close assigned work orders. Maintains records for work completed in a neat and organized manner.
Maintains tools and orders supplies as required for various building repairs. Keeps logs, documents equipment repairs, closes work orders, tracks time accurately in reports and provides timely and constant communication with the Lead Engineer.
Perform HVAC repairs, troubleshooting and maintenance of building and equipment.
Perform plumbing repairs and inspection of fire system gauges and tamper switches.
Perform assigned facility inspections and due diligence efforts; report on as-found conditions.
Maintain good housekeeping and safety of work areas.
Recognize danger and safety hazards; propose methods to eliminate them.
Performs other duties as assigned.
SAFETY
Comprehensive knowledge and willingness to participate in Safe Work practices, especially regarding LOTO, working at heights, and confined spaces
Ability to recognize, assess and mitigate or eliminate risk
Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building's infrastructure
Ability to understand and use proper PPE
EDUCATION AND EXPERIENCE
High school diploma or GED equivalent
Completion of an applicable technical training program, desirable.
Minimum of three years of applicable working experience in building repair and maintenance.
Advanced knowledge of HVAC, pneumatic controls and air flow testing
General plumbing knowledge a plus
Special knowledge and skills - mechanical aptitude a must.
Personal characteristics - Team player, hard worker, good interpersonal skills, ability to communicate well in both oral and written reports and have excellent customer service skills.
For internal candidates, must consistently receive a "meets expectations" job performance review.
Physical Work Abilities and Job Requirements:
This position requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including:
Ability to frequently walk up and down stairs for inspections and emergency procedure practice or implementation.
Lifting a minimum of 80 lbs.
Using ladders, forklifts and man-lifts.
Candidate will be provided with tools required to perform assigned work scope.
Ability to detect emergency alarms - auditory and/or visual.
Visually inspect machinery and buildings.
Equipment inspections require getting on hands and knees to reach areas difficult to access
CERTIFICATIONS AND LICENSES
Possess and maintain a valid state driver's license.
Universal EPA refrigeration certification recommended (not required)
