Responsibilities
*Must reside in either Houston or the DFW area to be considered for this role. * The Area Manager for Carefree Title in either Houston or DFW markets, will lead and oversee the daily title operations within their respective markets. This role will lead and provide support to all facets of the title including the oversight and development of the Escrow Officers and Assistants, developing and maintaining division relationships, and executing the policies and procedures to drive a quality customer experience. - Execute or enforce company policies and procedures
- Keep up with your area's requirements and regulations regarding escrow processes, procedures and licensing.
- Manage the assignment and flow of closings in your area, as designated by the Operations Manager.
- Recruit and maintain high quality, efficient and productive staff in your area offices
- Review and approve timecards and manage overtime.
- Develop, manage and train staff to achieve optimum efficiency and accuracy in their closings, including appropriate documentation and performance reviews.
- Set goals, lead, and coach direct reports within your area.
- Develop and maintain productive relationships with Meritage division Leaders and Escrow departments.
- Collaborate with Carefree management to gain efficiencies and leverage synergies between Carefree Title, MTH Mortgage, and Meritage Homes divisions in your area.
- Resolve customer service issues within your area.
- Conduct escrow activities as an Escrow Officer based on volume need, and direction of Carefree management; which includes assistance in:
- Complete real estate escrow transactions by determining requirements, assembling, preparing, reviewing, processing, and distributing closing documents, and disbursing funds.
- Determine escrow requirements by studying and clarifying buyer, seller, and lender instructions.
- Obtain clear title by ordering title reports, resolving title defects, and coordinating satisfaction/release of existing liens and encumbrances against property or sellers.
- Establish escrow accounts, handle escrow funds, and maintain records.
- Prepare transaction documents by completing forms and statements and collecting and reviewing documents.
- Complete calculations for prorating taxes and interest.
- Complete closing transaction documents by assembling documents, reviewing documents with parties, explaining provisions and procedures, answering questions, checking documents for completeness and accuracy, and obtaining signatures.
- Complete closing by recording and filing documents and preparing and distributing final closing statements and title policies.
- Prepare HUD/CD statements in accordance with lender instructions and applicable law.
- Close escrow account by balancing and disbursing funds.
- Comply with regulatory requirements by adhering and enforcing applicable regulatory requirements.
- Update job knowledge by participating in educational opportunities, reading professional publications, maintaining personal networks, and participating in professional organizations.
- Enhance organization's efficiency, reputation, and environment by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to company's production, profitability, image, and environment.
Qualifications
- Experience: 4+ years' experience handling high volume escrow transactions
- 2+ years' experience leading a team of high-volume escrow officers and/or Assistants
- Multi-state experience a plus
- Must hold licenses/appointments as required by State Department of Insurance, Insurance Underwriter, and Carefree Title.
- Excellent interpersonal and presentation skills, with the ability to communicate effectively with management and cross functional teams and establish collaborative relationships.
- Excellent verbal skills and written communication skills
- Able to listen and interpret requirements of internal and external customers, and balance business considerations with client concerns.
- Proven ability to think and act both strategically and tactically and to deliver results within tight deadlines.
- Detail-oriented and organized.
- Intermediate to expert level of Microsoft Office suite
- Read and interpret documents, such as operating and maintenance instructions and policy and procedure manuals;
- Ability to calculate figures and amounts, such as discounts, interest, commissions, prorations, and percentages.
