UDR, Inc. and its affiliated companies are seeking a Reposition Project Coordinator to join our team at Eight 80, our exclusive apartment community (1477 homes) located in Newport Beach, CA.

General Summary of Duties: Assist in the coordination of all redevelopment activities at Eight 80, including but not limited to resident communications, scheduling, contractor oversight, inspections, and quality assurance/quality control supervision.

Essential Functions:



  • Coordinate with the on-site property management and maintenance team to ensure quality customer service to existing and new residents.
  • Act as a liaison between Operations and general contractors on behalf of the Project Manager.
  • Monitor unit renovation progress and coordinate Matterport and move-in dates with Operations, including utilizing property management software to ensure all dates are accurate.
  • Conduct pre-walk, punch walk, and final acceptance inspections with general contractors on behalf of the Project Manager and Operations.
  • Track and coordinate any post-completion work that needs to take place, including arranging Permission to Enter (PTE) with Operations.
  • Work with general contractors and/or Operations to schedule work, including producing, maintaining, and monitoring, unit trackers and scope specific schedules.
  • Oversee the process of noticing tenants in accordance with the state statue requirements as directed by the CD or Project Manager.
  • Coordinate the ordering, delivery, and inventory of owner supplied material with the general contractors.
  • Maintain detailed records of construction progress, including before, during, and after photographs and reports.
  • Attend project meetings and act as the Owner's Representative.
  • Oversee the on-site administration to ensure proper record keeping for liability and warranty purposes.
  • Coordinate access to apartment homes during construction.
  • Respond to resident questions and complaints concerning construction.
  • Coordinate and participate in Community Tours, as necessary.
  • Provide superior customer service to internal and external customers.
  • Perform other duties as assigned or as necessary.


Education and Experience:



  • High School Diploma or equivalent is required.
  • Minimum of three years' property management experience is required.
  • Experience with construction and scheduling is a plus.
  • Must have and maintain a valid driver's license unless otherwise noted.

Hourly Range:

$25/hr. - $30/hr., depends on experience
