A Brief Overview

Reporting to the Chief Operating Officer, the Director Portfolio Analysis and Asset Management is responsible for all financial analysis of existing portfolio, ensure proforma rental achievement, and act as the bridge between Accounting and Asset Management. This role will work closely with the COO, Sr. Director Asset Management, Controller, VP of Compliance, Business Analysts, Director, Investor Reporting, and Asset Managers. The position will also involve detailed analysis of scenarios, fund and operating partnership cashflows, workouts, and rental achievement tests related to LIHTC syndication. The position will be based in Encino, CA or Boston, MA.

What you will do



  • Serves in a business lead capacity in the development of the Pereview and Juniper Square database projects both helping to work through project flow and data integrity.
  • Leads efforts to automate current asset management project, procedures, and use of spreadsheets.
  • Leads and oversees detailed financial analysis and performance evaluations of LIHTC properties.
  • Leads and oversees fund and operating partnership waterfall analysis with regard to cash flow and distributions throughout the year.
  • Responsible for annual Sustainability reporting.
  • Monitors and reports on property performance metrics, including occupancy rates, rent collections, and operating expenses.
  • Ensures proforma rental achievement across the portfolio.
  • Prepares and presents asset management reports and presentations for internal and external stakeholders.
  • Collaborates with asset managers to identify and resolve operational issues.
  • Develops analyst and asset management analysis and modeling skills.
  • Works with Sr. Director of Asset Management to develop and implements asset management strategies to optimize property performance.
  • Performs market research and analysis to inform investment decisions and asset management strategies.
  • Conducts analysis of scenarios, workouts, and rental achievement tests related to LIHTC syndication.
  • Works with VP Compliance to ensure compliance with LIHTC program requirements and other regulatory standards.
  • Acts as the liaison between accounting and asset management departments to ensure accurate financial reporting and analysis.
  • Provides leadership and mentorship to the asset management team.
  • Develops and manages financial models to forecast property performance and cash flows.
  • Analyzes and interprets financial statements, budgets, and reports to identify trends and variances.
  • Assists in the preparation of annual budgets and financial plans for the portfolio.
  • Evaluates and recommends financial strategies to enhance property value and profitability.
  • Works with asset managers to coordinate with lenders and investors to ensure accurate and timely financial reporting.
  • Performs quarterly financial reviews and variance analysis.
  • Monitors construction, lease-up, DSC, and occupancy.
  • Analyzes market conditions and management company capabilities.
  • Evaluates loan modifications/refinancing and manage developer-general partner relationships.


Qualifications



  • Bachelor's Degree in Business with emphasis in Real Estate or Finance Required and
  • MBA Preferred
  • ten years of related work experience. Required and
  • Other majors with relevant work experience will be considered. Required and
  • 10+ years of industry experience. Required
  • Familiarity with the Low-Income Housing Tax Credit (LIHTC) Program preferred. Industry credential such as HCCP, TCS or C3P certification is a plus.
  • Key skills and traits include property and partnership accounting principles, real estate concepts, attention to detail, self-starter, efficient time management, critical thinker, inquisitive, flexible, and strong organizational skills.
  • Exceptional problem/issue resolution skills.
  • Excellent verbal and written communication skills.
  • Ability to work independently and multitask in a fast-paced environment.
  • Relationship building skills - develop partnerships to drive results.
  • Proficiency in MS Suite Office, especially MS Excel and MS Word, and Adobe Acrobat.
  • Ability to travel extensively.
  • Must be able to pass pre-employment drug test and criminal background check.
  • Requires a self-motivated, team player who pays close attention to detail and must be able to adapt to a fast- paced environment and effectively manage a high-volume work load. Ability to work independently but also thrive in a dynamic and team-oriented environment.

Compensation

We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $190,000 - $210,000, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors - we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We consider internal and external factors as a part of every final offer. We also offer a generous total compensation and benefits package.
