Job Title: Title Real Estate Reader/Title Reviewer
Job Description: As a Title Real Estate Reader, you will play a crucial role in ensuring the accuracy and completeness of property titles. Your responsibilities will include verifying the complete history of a property's title by examining public records to identify any claims, liens, encumbrances, or other issues that may affect ownership. You will prepare closing statements, HUD-1 forms, and other necessary paperwork, clear title defects, obtain necessary approvals, and ensure all parties are informed about the closing process. Additionally, you will manage the ordering of payoffs, lien searches, and estoppel letters, and handle the disbursement of funds during the closing process. Secondary Skills - Nice to Haves: * Experience with title companies * Knowledge of title insurance * Familiarity with reverse mortgage processes * Understanding of closing documents and settlement procedures * Experience with closing services Job Responsibilities: * Review exams and raise the appropriate requirements and exceptions. * Review and read in surveys. * Advise on what is needed to obtain title clear to close. * Review documentation provided by borrowers, lenders, and attorneys. * Review proposed closing documents to ensure enforceability. * Attention to detail is necessary. * Resware experience is a huge plus but not required. Additional Skills & Qualifications: * 2+ years of title settlement closing or processing experience. * Document Review and Preparation: Review contracts, title reports, and other legal documents to ensure accuracy and completeness. Prepare closing statements, HUD-1 forms, and other necessary paperwork. * Coordination and Communication: Work closely with buyers, sellers, lenders, and real estate agents to clear title defects, obtain necessary approvals, and ensure all parties are informed about the closing process. * Financial Management: Manage the disbursement of funds, including loan payoffs, real estate taxes, and other closing costs. Handle deposits and ensure all financial transactions are accurately recorded. * Notarization and Legal Compliance: Notarize documents and ensure all legal requirements are met for the transaction to be valid. * Problem Solving: Address any issues that arise during the closing process, such as resolving discrepancies in documents or clarifying fees and costs to the buyers. The manager is hands-on and will train candidates on the process they have in place. Full benefits with overtime are offered. Work Environment: The environment is business casual but professional. The team consists of about 40 individuals. The start time is either 8:30 AM or 9:00 AM, with a 40-hour workweek and 5 hours of overtime. The position is open due to the company's growth. The company is expanding again due to favorable rates. *Pay and Benefits* The pay range for this position is $30.00 - $35.00/hr.
