Purpose of the Job The Business Services Loan Documentation Specialist II provides a wide variety of support to the Business Services Team and Business Partners in accordance with Federal regulation and Credit Union policies and procedures. This support consists of the timely and accurate delivery of services throughout the full life of the business loan relationship which includes the management of the loan documentation system by generating and delivering all preliminary and final commercial loan documentation to a TFCU branch location or to an Attorney/Title Company for loan closing; coordination of all loan closings internally and externally; review all attorney prepared documentation for accuracy and provide follow up comments and feedback as needed; ensure all customary documentation has been obtained on or before loan closing; onboarding of commercial loans into the Core System; all provide on-going support to loan servicing and file maintenance including quality control, exception tracking, and collateral satisfaction/terminate at loan payoff. Essential Functions and Responsibilities
Prepares legal documentation for complex commercial loans, ensuring accuracy, compliance with federal regulations, and timely loan closing and booking into the core system. Reviews attorney-prepared documentation for accuracy and provides feedback to ensure compliance with approval terms, federal regulations, and internal policies. Deeply understands commercial loan requests and seeks guidance when needed to ensure all documentation is accurate. Facilitates loan closings by coordinating with members, branch personnel, title insurance companies, and attorneys, ensuring timely communication of loan status. Reviews commercial loan documentation for execution accuracy prior to funding and closing. Responsible for funding loan proceeds, finalizing closing with the team, and completing post-closing GL entries, system maintenance, and report tracking for assigned loans. Onboards all commercial loans into the Core system accurately. Documents servicing data and sets up worksheets to monitor sold and purchased participation loans within the portfolio. Reviews departmental weekly/monthly reports for accuracy and completeness. Maintains the Exception Report for outstanding post-closing items and loan documentation, following up with necessary parties as required. Maintains credit files for all commercial loans, ensuring complete and properly formatted member financial and loan documentation. Completes 2nd Level Review (audit) of commercial loan packages and files, noting deficiencies on the Exception Report. Escalates non-routine issues to the Operations Manager or SVP, Commercial Lending when necessary. Pulls flood determinations and ensures required flood insurance is obtained if the property is in a flood zone. Supports Accounting by validating or researching items related to Business Services Department GL entries and payables. Assists with the analysis, design, testing, and implementation of new business services products. Provides backup and assistance to the Business Lending Assistant for submitting 4506Cs to request tax transcripts as needed. Serves as the primary backup for tasks assigned to the Loan Servicing Specialist and Documentation Specialist I roles.
Other Duties and Responsibilities
Performs work accurately and within assigned deadlines and adhere to written procedures and maintain a minimal error rate. Actively participate in individual one on one meetings, team meeting and group events. Meetings may be virtual through Teams or may be required in person at the office. Assists with training, special projects and/or tasks assigned by department leadership.
Knowledge, Skills, and Abilities
Must have the ability to work in a fast-paced environment while successfully prioritizing multiple requests and maintain a superior level of customer service. Must be detail-oriented with excellent time management and organizational skills. Excellent critical thinking and problem-solving skills as well as the ability to embrace and adapt to change. Excellent communication skills in English, both verbal and written. Must have the ability to work independently and in team settings with people from different job levels ranging from Senior Management to entry level employees. Must have strong computer skills and intermediate knowledge on Microsoft Office (Excel and Word), and familiar with loan servicing software. Must be flexible and able to shift resources and priorities as required. Must be able to complete all assignments and deadlines with minimal supervision. Must be able to maintain confidentiality and understand all business loan processes within the Credit Union. Must be able to perform work accurately and within assigned deadlines and adhere to written procedures and maintain a minimal error rate. Should possess a strong commitment to providing excellent service to Credit Union members.

Education and Background
Bachelor's or Associate's degree with equivalent work experience required. Minimum of 5 years' experience in a financial institution and experience with business/commercial lending and commercial loan documentation. Previous experience in financial services/business development related field preferred.
