General Purpose The Director of Facilities and Maintenance provides leadership and is responsible for all aspects of facilities and maintenance for the physical plant across the West Market, which includes UMH West, onsite and off-site facilities for UMH WEST including health park East and 60 additional off-site locations. Responsibilities include planning, development of infrastructure at all facilities, maintenance protocols and facilities management for the regional enterprise. Works with leaders in all areas of responsibility to support facilities operations and aides in the implementation and preparation of budgets, capital expenditures, and implementation of goals and objectives of the West Market facilities operations. Essential Duties
- Develop, maintain, and implement facility plans which ensure the West Market has the appropriate facilities to compete in the market and serve the community's needs. Develop and execute plans for facilities maintenance and space utilization. Ensure the facility is considering the latest innovative concepts and implementing best practices enabling the highest levels of patient, visitor, and team member at all West Market locations.
- Successfully coordinate with all construction projects across the Market in conjunction with the Regional Director of planning and construction. Assess capital needs across the Market for infrastructure as needed. Deliver facility projects on time and within budget maximizing value and return on capital invested.
- Effectively manage the project approval and contracting processes for maintenance projects including creating necessary business cases, project justifications, and other internal content. Also ensuring external contractor decisions are competitive, maximize value and include contractors which meet necessary quality standards.
- Develop an annual renovation and infrastructure update plan within budget, which ensures appropriate refresh of space and reliable infrastructure.
- Lead the day-to-day maintenance of all facilities across the market, ensuring high levels of customer satisfaction and responsiveness to request for repairs or improvements. Lead in times of disaster recovery when necessary.
- Maintains high standards for the maintenance team and standardizes processes across the West Market to meet patient and customer needs. Coordinates with the Director of the West Market to maintain consistency in the region.
- Develop, execute, and maintain a preventative maintenance plan ensuring reliability and compliance of structural systems across the West Market.
- Ensure compliance with all facilities related regulations from applicable governing or surveying entities.
- Provide people leadership and development to the Facilities Development and Facilities Management teams recruiting, retaining, and developing the necessary talent while enabling high levels of engagement.
- Ensure that projects are coordinated with the management, medical staff, patients, and team members to ensure continuation of efficient operations.
- Direct policy and procedural revisions to improve safety, efficiency, and customer service.
- Ensures the goals and parameters set forth by the Regional Director Facilities Maintenance & Construction
- Advise leadership concerning facilities and regulatory compliance matters.
- Works closely with all other support service departments, managers, and directors within the West Market
- Inspect and verify the overall asset tagging process related to maintenance and construction processes.
- Ensure all specifications are met, verify warranty work & ensure assets are updated and PM programs are scheduled and maintained for all facilities in the region.
- Retain and supervise the work of contractors in connection with maintenance and improvement of buildings and systems.
- Oversee budget development and execution for facilities working closely with the Regional Director of Facilities Planning and Construction.
- Conduct periodic inspections of buildings as needed to assess the status of facilities within the West Market.Participate in daily huddle calls and coordinate with the facilities operations manager of UMH Sparrow
- Prepare report and communication as needed for executive review.
Job Requirements
Work Experience |
* Minimum of 10 years' experience in the development and management of construction projects at a leading Health Care Institution * Minimum of 7 years' experience as a leader with demonstrated ability to build consensus among diverse groups. * Extensive experience managing for-bargained staff. * Experience with TJC, EOC, and CMMS systems as required. * Extensive knowledge of building operations systems and the impacts of operations on maintenance and maintenance on operations is a must. * Knowledge of Building maintenance codes and standards including healthcare related life safety codes such as NFPA, Building, Mechanical, Fire Protect, Plumbing, Medical Gas and Emergency power is required. * Familiarity with DDC BMS operating systems including Honeywell. Johnson, Siemens and ASI is preferred * Ability to work independently as a critical thinker to solve complex problems and emergencies. * Ability to chair or co-chair committees related to this position and to serve on assigned teams such as EOC, Emergency Management. Etc. |
Education |
* Bachelor's degree in mechanical electrical, Civil Engineering and/or Architecture. |

* Demonstrated ability to plan, organize, coordinate, direct and lead. * Excellent oral, written communication and presentation skills * Leadership. This position is not remote. * Occasional Travel necessary. |
