Position Description

Vantage is seeking a proactive and diligent Senior Manager of Construction Cost Finance to join the Construction Cost Finance team. This role will be critical in overseeing and optimizing the construction cost finance processes, accounting database, reporting suite, and controls. The Sr. Manager of Construction Cost Finance will lead a team of analysts while partnering with the Design and Construction functions to produce insightful reporting for key business stakeholders and drive strategic financial decisions.

Essential Job Functions

Team Leadership and Development

  • Lead, mentor, and develop a team of construction cost analysts.

  • Foster a collaborative and high-performance team environment.

  • Provide regular feedback and conduct performance evaluations.

  • Develop and implement coaching programs to enhance team skills and knowledge.

Project Cost Reporting

  • Ensure accurate construction cost forecasts utilizing industry best practices.

  • Monitor construction cost actuals against forecasted estimates, identifying any material variances and directing root cause analysis.

  • Oversee Construction Administration ("CA") of contracts.

  • Oversee QA/QC for project costs to date, cost coding, and monthly forecasts.

  • Provide technical accounting expertise on Fixed Assets and Leases under IFRS GAAP, including oversight of fixed assets and leasing issues/risks.

Construction Cost Accounting Operations

  • Audit data inputs between Yardi and Procore, sharing feedback on any identified discrepancies.

  • Oversee pay application billing review and perform recurring audits.

  • Review CAPEX AP invoices and perform recurring audits.

Construction Cost Reporting

  • Design, own, and review various KPI schedules.

  • Audit databases related to projects and contracts to provide accurate and relevant data or analysis to senior leadership.

  • Review monthly EAC proformas.

  • Delegate the investigation of CAPEX transactions and assign queries.

  • Consolidate CAPEX reports for efficient reporting.

  • Review the process of closing out POs as part of the demobilization process of completed contracts and propose changes to enhance efficiency.

  • Fine-tune month-end and forecasting processes.

  • Lead the external audit process for construction cost-related matters.

Fixed Assets Accounting

  • Monitor the system of controls, procedures, and forms for recording fixed assets.

  • Audit the compilation of construction in progress into fixed assets accounts.

  • Review the execution of depreciation runs and perform depreciation reasonableness checks.

  • Audit the reconciliation of the balance in the fixed assets subsidiary ledger to the general ledger.

  • Investigate potential obsolescence of fixed assets.

  • Direct analyses related to fixed assets.

  • Review the forecast of cash flow on capital expenditure for hedging purposes.

  • Research and implement best practices and procedures in the CCF department.

  • Advise senior leadership on trends related to the performance of construction projects.

  • Promote a strong culture of cooperation within the team.

Additional Duties

  • Handle additional duties as assigned by management.

Job Requirements

  • Bachelor's degree in Finance, Accounting, Construction Management, or a related field. A Master's degree or professional certification (e.g., CFA, CPA) is preferred.

  • Advanced knowledge and understanding of construction cost accounting.

  • Knowledge of GAAP is required.

  • 7-10 years of work experience in a relevant industry (construction, real estate, and/or tech).

  • Data Center or Construction industry experience is preferred.

  • Knowledge of Yardi Voyager, preferred but not required.

  • Knowledge of Procore, preferred but not required.

  • Proficient in the Windows and Office 365 environment.

  • Demonstrated ability to provide a high level of dedication to customer service with team members and partners.

  • Proven ability to efficiently respond to critical issues, challenging inquiries, or complaints.

  • Strong critical thinking skills, with the ability to tackle problems and drive efficiencies using metrics and information.

  • Successful candidate must be an excellent leader and team player, able to work with a variety of people. Proven ability to successfully lead a team.

  • This position requires an organized individual with the capacity to balance multiple projects simultaneously, perform well in a fast-paced environment, and prioritize work efforts, all with minimal direction.

  • Travel required is expected to be up to 10% but may increase over time as the business evolves.
