Real Estate Leasing Manager Lewisville, Texas $65,000 to $75,000 DOE The Real Estate Leasing and Property Manager is responsible for overseeing property leasing, negotiating strategic lease agreements, and ensuring tenant satisfaction across GMR's real estate portfolio. This role collaborates with operations leadership to evaluate zoning and space requirements, manage lease documentation, and support insurance and lease accounting needs. The manager will leverage market insights to inform leasing strategies, maintain strong landlord-tenant relationships, and ensure compliance with all relevant regulations. Exceptional negotiation, communication, and analytical skills are critical for success in this role. Essential Duties:
- Lease Negotiation: Lead negotiations to secure optimal terms, balancing cost, flexibility, and operational needs.
- Property Management: Oversee the day-to-day management of GMR's headquarters lease in Lewisville, TX, including maintenance, repairs, and property management relations.
- Vendor and Contract Management: Source, negotiate, and oversee contracts with vendors, contractors, and service providers.
- Space Optimization: Partner with internal stakeholders to assess space needs, design efficient office layouts, and maximize space utilization.
- Market Intelligence: Conduct market research to determine competitive rental rates and develop pricing strategies.
- Stakeholder Relationships: Foster strong relationships with landlords, tenants, and operations teams.
- Lease Administration and Compliance: Oversee the preparation and administration of lease agreements, ensuring compliance with legal and regulatory requirements.
- Financial Analysis: Evaluate lease proposals for financial viability and prepare detailed reports on leasing performance.
