Job Description Summary

Enterprise Housing Credit Investments is seeking a Investor Relations, Senior Director to manage investor relationships throughout the bid approval and closing processes for low-income housing tax credit (LIHTC) investments. Extensive knowledge of LIHTC along with strong real estate financial analysis and underwriting skills is required. This position will report to Vice President of Investor Relations and will be supported by an Investor Relations Analyst.

Job Description

Job Responsibilities:

  • Independently manage key investor relationships, with a focus on existing proprietary-investor funds.
  • Provide support to Vice President of Investor Relations on high volume investor relationships.
  • Communicate frequently with investors to understand changing investment needs and deal pricing requirements. Develop understanding of investor specific goals, processes, and underwriting standards. Identify projects that meet investor criteria in collaboration with the Origination/Acquisitions team.
  • Serve as the lead on scheduling and arranging annual investor due diligence and portfolio reviews, preparing slide decks, coordinating with, and prepping team members, and facilitating the meeting.
  • Prepare, review, andcoordinateproject summary information ininvestor-required formatfor projects that are in various stages of underwritingusingallinformation availablefor accurate andappropriate disclosure ofbusiness terms andinvestment strengths, risks, andmitigants.
  • With support from an Investor Relationship Analyst, manage investor pipeline reports and property template data, with a focus on ensuring data integrity and consistency.
  • Coordinate with project Underwriters and/or Originators to respond to investors' property-related questions and requests.
  • Coordinate with the Acquisitions team to ensure timelines for diligence and closing to achieve alignment between internal and external expectations and financial projections are prepared in accordance with proprietary investors' requirements.
  • Assist with the management of investor due diligence, review of partnership agreement terms and fund closing processes, including working with Legal, Underwriting, Credit and other internal or external stakeholders.
  • Recommend and implement process improvements.
  • Assist with other Investor Relations priorities as requested (e.g., Asset Management, Acquisitions, assistance to other lines of business, etc.)
  • Participate in and contribute to group meetings, discussions, and industry conferences/events.

Qualifications

  • Bachelor's degree in Business, Accounting, Finance, Urban Planning or related field required.
  • Minimum of 5 years of experience underwriting LIHTC investments and/or executing proprietary or multi-investor LIHTC funds.
  • Understanding of LIHTC deal structuring, industry standards and the role of the upper tier investor.
  • Demonstrated ability to present risks/mitigants, assist with resolving legal and technical issues and negotiating terms of LIHTC transactions.
  • Strong attention to detail, organizational skills, ability to prioritize conflicting demands and meet deadlines.
  • Must be highly service oriented, self-motivated, able to work independently, solve problems and possess strong written and oral communication skills.
  • Must obtain or hold FINRA SIE, Series 22, and Series 63 licenses.
  • Extensive Excel modeling skills required. Proficient knowledge of MS Word, Power Point. Salesforce experience is a plus.
  • Ability and willingness to travel 5-10% for internal and external meetings/conferences, depending on business needs.

The base salary for this role is $185,000 to $230,000, depending on level of skills and experience.

The salary range for this position is represented by the low and high end of the range for the amount to be paid for the position. Salaries paid at Enterprise will vary based on factors that may include skills, education, location, experience, and performance. The salary range is just a part of the total rewards package provided to employees at Enterprise, and other rewards may include annual performance bonuses and generous paid leave programs.
