Director of Property Accounting

The Director of Property Accounting oversees the financial affairs, reviews, and ensures the accurate preparation of all end-of-month (EOM) reporting and monthly financial statements/packets. They also ensure that the accounting department adheres to company policies, procedures, and company-approved accounting practices, maintains fiscal records, and prepares financial reports. The Controller sets the tone in establishing a customer service attitude within the accounting department and communicates priorities that include but are not limited to: monthly financial reviews, journal entry, re-class and variance reporting activity, timely submittal of EOM accounting package, ongoing communication with the Vice President of Property Management Accounting regarding accounting challenges and inter-departmental communications.

DUTIES and SPECIFICATIONS:

The Director of Property Accounting primary responsibilities shall include but are not limited to:



  • Ability to manage both in-house and remote team members.
  • Review Monthly Financial Statements and provide comments.
  • Assist in developing and enforcing internal controls to maximize protection of company assets, policies, procedures, and workflow.
  • Oversight and leadership of the accounting team. Plays a key role in the hiring and training of skilled accounting staff.
  • Assign tasks, set goals, and evaluate performance of the Property Accounting Team.
  • Responsible for review and approval of bank reconciliations prepared by the Property Accountants.
  • Assist Accountants with forecast, distribution calculations as needed. Approval of Contributions/Distribution Funding requests.
  • Review and Approve Refinancing closing entry as needed.
  • Work closely with the Tax Department to ensure all taxes are paid timely and recorded accurately.
  • Approval of check run and invoices.
  • Coordinate with external auditors during audits and reviews.
  • Maintain internal controls to safeguard company assets.
  • Additional duties as needed.


SKILLS, KNOWELDGE and ABILITIES:



  • Possess excellent computer skills.
  • Knowledge of Entrata (preferred), Real Page or Yardi.
  • High level of professionalism and poise.
  • Ability to follow and apply Generally Accepted Accounting Principles (GAAP).
  • Ability to lead others.
  • Ability to perform cash forecasting, planning and management.
  • Ability to read and comprehend financial statements.
  • Strong customer service and interpersonal skills.
  • Independent and autonomous work style.
  • Demonstrated effective communication skills.
  • Must be detailed oriented.
  • Knowledge of business practices and principles.
  • Ability to handle multiple projects and tasks.
  • Ability to respect and maintain confidentiality.


KEY INITIATIVES:



  • Oversee the monthly, quarterly, and annual close processes to meet strict deadlines.
  • Improve accuracy of financial statements by reducing manual errors.
  • Shorten the close/review cycle (e.g., from 15 days to 10 days) without sacrificing accuracy.
  • Implement KPIs for accounting team performance.
  • Identify gaps and implement control improvements.
  • Document processes and procedures for compliance and training.
  • Work closely with operations, marketing, and HR to ensure accurate reporting and financial alignment with business goals.


QUALIFICATIONS:



  • 4+ Years of Accounting Experience - Residential Property Accounting preferred.
  • 4+ Years of experience as a senior-level Accounting or Finance Manager.
  • 4 yr. Accounting or Finance Degree, MBA preferred but not required.
  • CPA preferred, but not required.
