- This is a remote position for those located on the northeast/east regions of the United States. We will provide all equipment to do the necessary functionalities of the position.

What you'll Do: The Real Estate Manager serves as the primary point of contact and knowledge on all real estate activities and needs for their respective region. Accountable for managing transactions, collaborating with operational partners on market and portfolio strategy, and fostering collaboration across internal stakeholders and departments. Approximately 20-30 greenfield and relocation builds per year as well as 40-60 lease renewals/renegotiations in their respective region. The position will initially report to the SVP of Real Estate. Transaction Management
- Lease Negotiations: Manage and negotiate leases, subleases, build-to-suit agreements, and other real estate contracts for new locations, relocations, and renewals.
- Broker Management: Direct broker partners to draft and negotiate RFPs, LOIs, and other transaction documents.
- Legal Coordination: Collaborate with internal and external legal counsel to review and finalize real estate-related legal documents.
- Financial Considerations: Partner with FP&A to develop rent, operating expense, and CapEx figures for executive approval.
Market Analysis and Site Selection
- Market Research: Gather and analyze economic, demographic, and market data to identify key growth markets and prioritize site selection.
- Site Evaluation: Evaluate industrial real estate options to meet operational needs and strategic goals.
- Decision-Making Support: Provide financial modeling, demographic analysis, and other critical data to support executive-level decision-making.
Collaboration and Communication
- Cross-Functional Coordination: Work closely with construction project managers, brokers, legal teams, operations leaders, and lease administration teams throughout the real estate deal lifecycle.
- Stakeholder Engagement: Communicate expectations, requirements, and deal statuses to internal and external business partners.
- Relationship Building: Develop and maintain strong relationships with brokers, landlords, and internal stakeholders.
Strategic Leadership
- Risk Assessment: Evaluate lease options, relocation opportunities, and lease terms to ensure the best financial outcomes and mitigate risks.
- Negotiation Expertise: Proficiency in understand lease structure, clauses, inter-dependencies, and their implications on risk and financial outcomes.
Requirements We Look For:
- Bachelor's degree
- 7+ years of directly related experience and ideally, specific to industrial and light industrial facilities with outside storage.
- Proficiency in understanding the overall real estate development process from market analysis, site search, zoning and permitting, approval packages, lease interpretation and negotiation, construction schedules, and tenant improvement buildout scopes.
- Some proficiency in understanding basic financial concepts directly related to real estate deal economics is highly preferred.
- Exceptional organization skills, negotiation skills, and attention to detail and accuracy with an ability to handle a high volume of projects, prioritize work, and manage critical timelines.
- Highly effective verbal and written communication skills. High level of proficiency with Excel, Word, and PowerPoint.
- Experience building strong relationships with internal and external stakeholders and 3rd party brokers and consultants.
