Senior Operating Engineer-JLL

What this job involves:

The Senior Operating Engineer provides support for assigned buildings. This role has responsibilities and expectations to include demonstrating technical expertise in one craft area (electrical, HVAC, plumbing) and be multi-skilled in all others in order to successfully repair, maintain, restore, and replace various building operational components independently and with team support. Candidate will be required to pass an extensive, fingerprint-based background investigation, which includes a credit and criminal history screening. This is in addition to a routine pre-employment background check, if hired externally.

What your day-to-day will look like:

  • Strict adherence to all safety policies and procedures is required while maintaining meticulous attention to detail on all job sites and completing mandatory safety training on schedule.
  • Performance of ongoing preventive and repair work orders encompasses facility mechanical, electrical, plumbing, and other installed systems using CMMS work order management for timely completion.
  • Advanced analytical skills are essential for monitoring BAS systems, responding to alarms, diagnosing system malfunctions, and implementing corrective actions while escalating issues when necessary.
  • Comprehensive HVAC maintenance includes inspecting, repairing, and maintaining refrigeration equipment, air conditioning compressors, chillers, and water cooling towers to ensure optimal performance.
  • Facility maintenance responsibilities cover plumbing components such as restroom fixtures and water heaters, electrical work including lamp and ballast replacement, and general repairs to surfaces, flooring, and building components.
  • Proactive facility rounds and due diligence efforts require reporting conditions that impact client operations, entering work orders for resolution, and providing exceptional customer service to all tenants and agencies.
  • Independent work capability is crucial for escorting vendors, supporting after-hours activities, maintaining detailed records of time and materials, and ensuring all tasks are completed efficiently with minimal disruption to operations.

QUALIFICATIONS:

  • Strong teamwork abilities and self-starting initiative are essential, along with excellent interpersonal skills and effective verbal and written communication to provide outstanding customer service with timely follow-through.
  • Comprehensive knowledge of health and safety regulations must be maintained while performing physically demanding tasks including lifting 50+ pounds, working on various surfaces, and engaging in repetitive motions throughout daily duties.
  • Hands-on expertise in commercial HVAC systems is required, including proficiency with pumps, motors, air handlers, automation controls, and electrical systems using industry-standard tools in compliance with all applicable codes and regulations.
  • Emergency response capabilities include arriving on-site within 45 minutes when called and participating in on-call rotation schedules to ensure continuous building operations and client support.
  • Technology proficiency encompasses effective use of Microsoft Office products, CMMS systems, internet-based software, computers, and smartphones with multiple email accounts for efficient work management.
  • Time management skills are crucial for meeting schedules and deadlines while maintaining a valid Tennessee driver's license for transportation to various job sites and emergency calls.
  • A high school diploma or equivalent is required along with 4-6 years of technical building engineering experience, specifically in HVAC, plumbing, electrical systems, controls, and overall system design and application.
