Description

The HVAC Technician is charged with the primary responsibility for operations, maintenance, repairs, and updates of the HVAC systems of assigned buildings. Will be responsible for the supervision and coordination of outside mechanical contractors and subcontractors activity including installation, maintenance and repair of building mechanical and energy management equipment. Represent Highwoods Properties in a professional manner to customers, vendors and the public.

WORK PERFORMED



  • Monitor the building EMS in all buildings to make sure the systems are optimally starting to reach customer comfort level by programmed start time. Check the calibration of the sensors on a scheduled basis.
  • Supervise and coordinate outside mechanical contractors and subcontractors during scheduled preventive maintenance
  • Conduct mechanical inspections of all properties, note deficiencies, develop corrective action plan and provide to the HVAC/Building Systems Manager for approval
  • Report the status of on-going projects and outstanding work orders to the HVAC/Building Systems Manager
  • Assist Maintenance Technicians, Property Managers and Construction Department with building related mechanical or maintenance issues when required
  • Follow-up on outstanding work orders relating to mechanical equipment
  • Perform minor repairs or replacement of parts or equipment when necessary
  • Respond to questions from Maintenance Technicians, Property Managers and Construction Department and provide guidance
  • Investigate and monitor repeat customer HVAC calls, develop corrective action plan and submit to HVAC/Building Systems Manager and Property Manager for approval
  • Maintain accurate record keeping and reporting
  • Monitor and investigate activities of mechanical contractors and subcontractors on special projects
  • Review and submit the annual mechanical building improvement budget proposal with proper documentation
  • Review and comment on customer fit-up drawings
  • Provide training to Maintenance Technicians, Tenant Services and Property Managers in the mechanical field to include Energy Management Systems


JOB REQUIREMENTS:



  • Current driver's license
  • Strong customer service skills
  • Strong knowledge of Energy Management Systems
  • Availability for after hours, weekends and holiday emergency calls
  • Refrigerant Recovery Certification (CFC)


EDUCATION:



  • A minimum of 2 years of education from one of the following
  • Approved/sanctioned Technical Institution and/or
  • Equivalent on the job training in the mechanical field consisting of a minimum of 60 consecutive months


EXPERIENCE:



  • 5+ years' service experience in one or more of the following areas:
  • Industrial HVAC
  • Commercial HVAC


Work Environment

While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts, and vibration. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold/hot weather, wind, precipitation). The noise level in the work environment and job sites can be loud. Must be comfortable working on the roofs of office buildings and climbing ladders.

The physical demand described here are representative of those required by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear; this position is active and requires the employee to stand, walk, balance, bend, kneel, stoop, crouch, crawl, and climb. The employee must use hands and handle or feel; grasp and reach with hands and arms - must be able to work frequently with arms extended above the head. The employee must occasionally lift, push or pull up to 50-pound items. Specific visual acuity required by the job includes close, distance, color, peripheral vision, and depth perception. The ability to read, understand, and communicate information and ideas clearly in writing and orally is required.
