Job Description Summary

The Insurance Manager ("the Manager") is a new position within Enterprise Community Development, which will report to the Senior Vice President, Asset Management. The Manager will interface with various departments within Enterprise Community Development, at the executive, department leader, and staff levels. The purpose of this role is to consolidate insurance responsibilities across asset management and development under a single point of contact.

Primary duties include securing insurance for apartment communities through all phases of the real estate life cycle, developing and implementing risk management policies that minimize the risk of loss within the portfolio, and overseeing the risk management associate that specializes in claims management. The applicant must have strong verbal and written communication skills. Strong organizational and follow-up skills are paramount.

Job Description

  • People management responsibilities for the risk associate including supervising, coaching, developing and training. The risk associate is primarily responsible for claims management and incident and litigation tracking.
  • Relations management responsibilities for the insurance brokerage community. Be the primary contact with our insurance brokers and ensure these relationships are maintained and healthy. Periodically reevaluate the broker relationships to ensure we have the best representation available in the market.
  • Provide the development team with cost estimates of the development and permanent insurance during the pre-development/due diligence process.
  • Ensure project-level required insurance for our development deals, including builder's risk and construction liability, are secured. Work closely with the development and the construction management team to determine what entity should procure the insurance (general contractor or the owner).
  • For insurance carried by our general contractors, evaluate the sufficiency/adequacy of the coverage and ensure it is in compliance with investor and lender requirements, and ensure we are listed as either an additional insured or certificate holder. For owner procured insurance, work with our broker to find cost effective coverage which is compliant with investor and lender requirements.
  • Review insurance provisions in the general contractor contracts to ensure a) there are no gaps in coverage b) appropriate subrogation/risk transfer/indemnification language exists c) duplicate coverage does not exist, and d) required coverage is consistent with investor/lender requirements.
  • Review loss history of the general contractor as a standard due diligence item before the general contractor contract is executed.
  • Work with our brokers, to procure permanent insurance (property, casualty, flood, environmental, earthquake, and umbrella) annually for our portfolio that maximizes coverage, and minimizes risk, while keeping the cost affordable for our portfolio.
  • Obtain loss runs from our broker on a quarterly basis and review for accuracy with particular emphasis on evaluating the reasonableness of reserves that our established by the carriers.
  • Procure both development and permanent insurance for our green energy projects including our solar projects.
  • Procure insurance annually for our wholly owned property management company, Enterprise Residential, including workers compensation, professional liability, and fidelity coverage.
  • Establish best in class risk management policy, procedures and protocols for developers, owners, and operators of multifamily communities.
  • Train staff on risk management policy, procedures and protocols.
  • Perform routine site visits to ensure risk management policy, procedures and protocols are being followed during all phases of the real estate life cycle.
  • Maintain our insurance databases including a) statement of values and b) database of our existing policies and key coverages.
  • Stay abreast of the latest developments and trends in the insurance market. Understand new insurance products being offered in the marketplace that can minimize corporate or project specific risk.
  • Based upon existing market conditions, evaluate the need for and effectiveness of existing and new insurance policies and programs to minimize corporate risk.
  • Review insurance binders and policies for accuracy.
  • Ensure project specific insurance coverages are compliant with lender and investor requirements. Coordinate insurance certificates for development closings and annual permanent insurance renewals with lenders and investors.
  • Work with the Enterprise policy team to advocate for sensible insurance policies at the federal and state levels.
  • Other duties as assigned.

Supervisory Responsibilities:

  • Yes, will carry out supervisory responsibilities in accordance with Enterprise policies and applicable laws. Responsibilities include interviewing, hiring, and training associates; planning, assigning, and directing work; appraising performance; rewarding and disciplining associates; addressing complaints and resolving problems.

Experience, Education, Training and Qualifications

  • Bachelor's degree in risk management and 5 years of progressive responsibility in the multifamily insurance industry; or, ten years of demonstrated progressive responsibility in the multifamily insurance industry.
  • Must be subject matter expert in multifamily insurance and familiar with industry trends.
  • Excellent verbal and written communication skills.
  • Must be able to work independently but also in a team environment.
  • The ability to treat colleagues with a service-first mindset and with professional courtesy is paramount.
  • Must be self-motivated with excellent organizational and follow-up skills.
  • Basic understanding and working knowledge of Microsoft Excel, Word and Outlook.

  • The base salary for this role is $127,000 to $137,000/year depending on level of skills and experience.
  • The salary range for this position is represented by the low and high end of the range for the amount to be paid for the position. Salaries paid at Enterprise will vary based on factors that may include skills, education, location, experience, and performance. The salary range is just a part of the total rewards package provided to employees at Enterprise, and other rewards may include annual performance bonuses and generous paid leave programs.

Work Location and Work Time

  • The Manager will maintain her/his office at the organization's Baltimore or Bethesda office with a work-in-office / on-site/ work-remote schedule jointly formed by the Manager and the Senior Vice President. The Manager will make site visits (Richmond to Southern Pennsylvania) on a regular basis and needs access to reliable automobile transportation. Overtime hours may be necessary at key times during the year especially when renewing annual permanent insurance (current expiration is 8/1, but is subject to change).
