The Real Estate and Workplace team at OpenAI is pivotal in crafting and maintaining the physical environments that fuel our innovation and growth. This team ensures our facilities align with our dynamic business objectives. We manage daily operations, optimize workspace designs, and manage leasing and planning for our real estate portfolio. With a strong focus on sustainability and efficiency, the team works closely with internal stakeholders and external partners to create spaces that not only reflect our brand's identity and culture but also enhance employee productivity and well-being. Joining this team means being at the heart of shaping the environments that inspire our technological advancements and support our mission.

About the Role

As a member within the Real Estate & Workplace team, you will drive strategic occupancy planning initiatives, overseeing multiple medium-to-large-scale projects from inception to execution. You'll develop space strategies that support organizational growth, workplace trends, and cost efficiency while collaborating closely with cross-functional teams to align occupancy plans with business needs.

This is an individual contributor role based in San Francisco, CA, operating on a hybrid model with three office days per week. Relocation assistance is available to new hires.

In this role, you will:

  • Collaboration & Influence - Partner with executives, EBPs, and cross-functional teams; present strategic recommendations by translating complex data into actionable insights.

  • Facilitation & Alignment - Lead workshops and discussions to balance business priorities, team adjacencies, and workplace experience.

  • Workplace Strategy - Define strategies that integrate headcount growth, hybrid work patterns, employee well-being, and culture while anticipating future workplace trends.

  • Occupancy Planning - Develop and execute short- and long-term space strategies, including stacking plans, seating scenarios, and rapid occupancy solutions.

  • Operational Excellence - Improve occupancy management processes, launch programs (e.g., utilization studies, surveys), and align execution with business growth and costs.

  • Data-Driven Decisions - Build dashboards and scenario models using Tableau, CAFM, and Google Workspace to support informed decision-making.

You might thrive in this role if you have:

  • 5-8 years of experience in occupancy planning, space utilization, or real estate operations.

  • Proven ability to manage large-scale space planning and relocation projects in dynamic, high-growth environments.

  • Strong analytical skills with expertise in GSuite, OfficeSpace, and Tableau.

  • Excellent communication skills, with experience presenting to executives and influencing business decisions.
