2 Positions Available:
East Metro - Overseeing service and support across the Northeast, East Central, and South Zones.
West Metro- Overseeing service and support across the Northwest, Mid Central, and West Central Zones.

Hiring Pay Range: $90,000 - $115,000 annually

JOB SUMMARY

The Regional Maintenance Manager (RMM) partners with the Sr. Director, CID & CMT and the Sr. Manager, CMT to develop and execute strategic objectives for an assigned portfolio of properties at Bigos Management, Inc. This role provides leadership and direction to ensure all properties meet company standards, remain well-maintained, and operate efficiently. The RMM oversees the overall maintenance effectiveness, and condition of the portfolio's major mechanical systems, including installation, repair, and preventative maintenance. ESSENTIAL JOB DUTIES

Leadership & Team Management



  • Supervise corporate maintenance teams, including performance management, coaching, and development.
  • Lead, mentor, and support Zone Building Engineers, Tech 1, Roving Maintenance Technicians, Site Maintenance Technicians, and other maintenance staff across the assigned portfolio.
  • Recruit, hire, train, and develop maintenance team members to ensure high performance and career growth.
  • Conduct regular performance evaluations, provide coaching and feedback, and promote a culture of safety, accountability, and teamwork.
  • Ensure maintenance teams uphold company standards, policies, and procedures consistently across all properties.


Operational Effectiveness



  • Oversee day-to-day maintenance operations for multiple properties, ensuring work orders, repairs, and inspections are completed efficiently and to quality standards.
  • Develop and manage preventive maintenance schedules for building systems, equipment, and common areas.
  • Monitor the general condition of building infrastructure, conduct regular site audits, and verify compliance with maintenance calendars.
  • Ensure all properties meet operational, safety, and appearance standards in accordance with company policies and regulatory requirements.
  • Monitor maintenance metrics through use of Power BI and Yardi Voyager, service response times, and resident satisfaction to identify and implement improvement opportunities.
  • Manage company-wide standby rotation and respond to emergencies in a timely and professional manner.
  • Track inventory of major tools and equipment, ensuring maintenance, lifecycle tracking, and warranty compliance.
  • Conduct repairs to building systems and major mechanical equipment such as boilers and A/C systems, within the assigned zone.
  • Assign and supervise the work assigned to Zone Building Engineers (ZBE), and Maintenance Tech 1 (T1)
  • Comply with all safety program requirements and work to promote safety in the workplace.
  • On an as needed basis, provide support for open Maintenance Technician positions within the zone.
  • Provide standby support and respond to emergency calls in a timely manner.
  • Help within other zones if needed, as determined by the Maintenance & Compliance Manager
  • Other duties assigned are based on business needs.

Training & Technical Support



  • Provide technical advice, training, and development to site maintenance team and Centralized Maintenance Team in partnership with corporate training, and Sr. Manager, Maintenance.
  • Collaborate with Sr. Director. Sr. Manager, and L&D on the corporate training to develop and deploy maintenance training programs.
  • Provide ongoing support, mentorship, and technical guidance to site maintenance teams.
  • Stay current on industry trends and share best practices across the team.


Budgeting & Financial Management



  • Assist in developing and managing annual operating (OPEX) project budgets for the assigned region.
  • Review maintenance operating expenses, bids, and vendor invoices to ensure cost efficiency.
  • Identify cost-saving opportunities and make recommendations for energy efficiency, equipment upgrades, and process improvements.


Operating & Capital Projects



  • Project manage small and medium operation & capital improvement efforts including vendor selection, bidding, budgeting, and execution.
  • Oversee repairs and assigned capital improvement projects from planning through completion.
  • Collaborate with vendors, contractors, and internal stakeholders to ensure projects are completed on time, within budget, and to quality standards.
  • Maintain accurate records of equipment warranties, service contracts, and maintenance logs.
  • Ensure proper care, performance, and longevity of all mechanical systems, including HVAC, plumbing, electrical, and life-safety systems.
  • Assist the Sr. Manager, CMT on mechanical capital projects if needed.


Compliance & Safety



  • Ensure all maintenance operations comply with federal, state, and local building codes, environmental regulations, and safety standards.
  • Lead regular property and safety inspections, documenting findings and implementing corrective actions.
  • Assist Sr. Manager of Maintenance on HUD-NSPIRE preparation, including auditing, and completing work orders.
  • Manage HUD-NSPIRE work orders to ensure completion of required repairs.
  • Ensure companywide compliance with safety protocols, maintenance procedures, and regulatory requirements.
  • Conduct safety audits and mechanical system inspections across all properties.
  • Schedule and Conduct all City and Lender Inspections.
  • Identify and address safety hazards and ensure corrective actions are implemented
  • Promote a safety-first culture through training, risk assessments, and compliance audits.
  • Respond to emergencies and coordinate resources to resolve critical maintenance issues promptly.


Collaboration & Communication



  • Work closely with Centralized Maintenance Team, Area Directors, Regional Managers, Property Managers, Site Maintenance Techs and corporate leadership to align maintenance operations with company goals.
  • Provide regular reports on maintenance performance, project status, and operational improvements to Senior Leadership, Sr. Manager of Maintenance and Operations.
  • Build and maintain strong vendor and contractor relationships to ensure quality service delivery.


QUALIFICATIONS
Education and Experience:

  • High School Diploma or GED required; Degree or certification from a college, university or technical school related to Engineering, Maintenance or Building operations preferred.
  • 8+ years' experience as a Maintenance Technician in a residential apartment setting or equivalent experience
  • 3+ years' experience working as a maintenance supervisor or other leadership position.
  • Second Class Boilers License with the ability to upgrade to a 1st Class License within 6 months of hire.
  • Certified Pool Operators License (within 6 months of hire)
  • EPA Universal Refrigerant Certification (within 6 months of hire)
  • Considerable knowledge and on-the-job experience in the areas of plumbing, electrical, HVAC, refrigeration, appliance repair, building key systems, lawn irrigation systems, and pool and sauna operations.
  • Basic computer literacy skills, including experience with Microsoft Outlook, Word, and Excel
  • Comprehension of federal fair housing laws and any applicable local housing provisions

  • Must have reliable transportation, valid state driver's license, and proof of insurance as travel between sites is required.


Physical Demands:

Must be able to work in a physically demanding environment. Frequent kneeling, lifting, pushing, pulling, and moving throughout the day. Regular lifting of more than 20 lbs. and frequent lifting of up to 80 lbs. with assistance. May encounter heights, ladders, uneven walking surface, stairs, confined spaces, dust, gas fumes from power equipment and noise. Exposed to external weather conditions, drafts, and interior temperature changes. Will regularly manage supplies and tools with sharp edges.

Must be able to navigate the property/building quickly and easily as required to meet the job functions, including climbing stairs and walking the hallways and public areas.

Work Environment: On property, property grounds, apartment units, rooftops.
