FCI Residential is a part of Florida Crystals Corporation's real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.


OVERVIEW

Responsible for ensuring the efficient operation of the property under the direction of the Property Manager.Able to assume responsibility for the property in the absence of the Property Manager and Leasing Professional.

DETAILED ROLES & RESPONSIBILITIES



  • Develop andmaintainfirst classcustomer service relationships with prospects and residents.





  • Ensure leasing office, tour path, model apartment, vacant apartments,amenitiesand general curb appeal of community isimpeccable.Take Sparkle Bucket tospot cleanany vacant availableif necessarytomaintainthe high standard of which FCIResidential issynonymous for.





  • Sell the community's features and services to prospectswith thorough product knowledge of the property, sisterpropertiesand competitors.





  • Secure a high percentage of the property'soverall closed leasesby convertingphonecallsand internet leads to appointments, tours to leases.





  • Ensureguest'sinformation is complete and enteredinthe property management software and follow up is completed for prospects.





  • Accurately prepare andhave thorough knowledgeofall lease-related paperwork. This includes processing applications, preparing move in information, lease files, renewal letters and lease,move out requestsand any other formsutilizedas they relate to leasing and residentrelations.





  • Support the Property Manager by contributing to weekly and monthly financial reporting.





  • Handle in-house collection efforts for outstanding balances from former residents.





  • Oversee the audit and management of the property's renter insurance policies to ensure compliance.





  • Manage the make-ready process, ensuring the maintenance team is coordinating effectively on dates, tasks, and adhering to quality standards fortimelycompletion.





  • Manage and resolve resident concernscourteously and timely.Follow up with residents to ensure qualitycustomer service isgiven.





  • Review performance reports weekly. Use data to analyze what is needed to lease available and upcoming apartments.Make recommendations toPropertyManager as to what you believe will help the process.





  • Actively engage in marketing andassistwithdeveloping and implementing strategies to increase property traffic and internet leads.





  • Plan,organizeand conduct resident functions.





  • Create content for social media.






  • Managerent collectionbytimelyposting rents,distributionoflegal noticesandcommunication with delinquent residents.Files turned over to attorney by the 15thof each month.





  • Maintaindelinquency below .8% and goalisto close each month with zero delinquency.





  • Weekly review with Property Manager of renewal status for90 days: number of leases expiring, renewed, pending and notices to vacate.Follow up and secure signatures for renewals.





  • Oversee and mentor Leasing Professionalson how to handle resident issues, proper leasing procedures are followed, phone calls areprofessionaland appointments are secured.Make recommendations tothe Property ManagerforLeasing Professionals development.





  • Assistthe Property Manager insubsequentorientation,trainingand scheduling of all office personnel.





  • Prepare marketsurveysweeklyandhave full knowledge of competitors' features in comparison to your community.Must visit the properties twiceyearly.





  • Possess thorough knowledge of and ability to exercise judgment and discretion in applying and interpreting policies and procedures.





  • Complete required training courses either online or in person meetings.





  • Assistin placing, removing/updating banners, balloons, bandit signs, A-frame signs,flagsetc.

  • Self-starter, who takes initiative, works well independentlyand has theability to organize and prioritize workload.

ESSENTIAL WORK EXPERIENCES



  • Two years minimum experience in residential property management or related field asrequired.




ESSENTIAL EDUCATION REQUIREMENTS



  • HS Diploma is required.





  • Associates degree in related field is a plus.
