Underwriter - Construction & Commercial Real Estate Loans
Location: Irving, TX (Hybrid)
Employment Type: 12+ month contract
Job Summary We are seeking an experienced Underwriter with strong expertise in construction loans, rent roll analysis, and construction draw management, including interest-only payment structures. This role is responsible for evaluating credit risk, underwriting new loan requests, and supporting the full lifecycle of construction and commercial real estate financing.
The ideal candidate has a deep understanding of construction lending, income-producing property analysis, and draw administration, and can work collaboratively with loan officers, asset managers, and credit teams.
Key Responsibilities
- Underwrite construction loans and commercial real estate loans in accordance with internal credit policies and regulatory standards
- Analyze rent rolls, operating statements, and pro forma financials to assess property cash flow, DSCR, and loan viability
- Review and structure loans with interest-only payment periods, ensuring alignment with construction timelines and borrower capacity
- Evaluate borrower financials, including personal and business tax returns, global cash flow, and liquidity
- Review construction budgets, timelines, and contractor documentation
- Manage and review construction draws, including draw requests, inspections, lien waivers, and cost-to-complete analysis
- Identify and mitigate credit risks, documenting underwriting decisions clearly and thoroughly
- Prepare comprehensive credit memos and recommendations for credit committee approval
- Collaborate with internal teams throughout loan origination, closing, and post-close monitoring
- Ensure compliance with lending regulations, internal policies, and risk management standards
Required Qualifications
- 3+ years of underwriting experience with construction loans and/or commercial real estate loans
- Strong experience analyzing rent rolls and income-producing properties
- Hands-on experience with construction draws and interest-only loan structures
- Solid understanding of construction budgets, timelines, and draw processes
- Proficiency in financial analysis, cash flow modeling, and credit risk assessment
- Strong attention to detail and documentation skills
- Ability to manage multiple deals and deadlines in a fast-paced environment
- Experience with banks, credit unions, private lenders, or real estate finance firms
- Familiarity with regulatory and credit policy requirements
- Experience with loan origination systems (LOS) and underwriting software
- Background in multifamily, mixed-use, or commercial construction lending
