Vice President of Operations

The Superintendent is responsible for safety, quality, scheduling, subcontractor coordination, field leadership, and daily project execution. This role works closely with the Project Manager and project team to deliver corporate interiors projects safely, on schedule, within budget, and in accordance with contract requirements.

The successful candidate will understand the demands of shorter-duration interiors work, including phased construction, occupied environments, detailed finishes, compressed schedules, off-hours work, and time-sensitive turnovers.

• Lead daily on-site operations for corporate interiors projects from mobilization through closeout, including tenant improvements, renovations, build-outs, phased construction, and work in occupied facilities.

• Enforce Company safety policies and applicable local, state, and federal safety requirements while maintaining safe access and minimizing disruption to building occupants, tenants, employees, and visitors.

• Coordinate subcontractors, field personnel, material deliveries, inspections, equipment, shutdowns, site access, staging, and logistics for fast-paced interiors projects.

• Partner with the Project Manager to establish project goals, staffing plans, responsibilities, sequencing strategies, and execution plans that support schedule, budget, quality, and client expectations.

• Develop, review, and maintain project schedules in coordination with the project scheduler and project team, including short-term look-ahead schedules, milestone dates, phased turnovers, and off-hours activities.

• Monitor manpower, materials, long-lead items, subcontractor performance, and daily field progress to identify and resolve conditions that could affect accelerated project schedules.

• Review drawings, specifications, submittals, requests for information, subcontractor scopes, and other contract documents for constructability, coordination, scope gaps, and potential change-order exposure.

• Implement the Company's quality control program, lead preparatory meetings before major features of work, and maintain close attention to finishes, architectural details, mockups, punch-list standards, and turnover requirements.

• Coordinate permits, inspections, commissioning, testing, punch-list completion, closeout documentation, as-built records, and phased or final occupancy requirements.

• Manage general conditions and field labor costs, communicate with project stakeholders, participate in project reviews and preconstruction activities, use required construction technology, and support the development of project team members.

• At least five years of experience managing construction projects valued at more than $20 million.

• Demonstrated experience leading field operations for commercial, public sector, education, corporate interiors, tenant improvement, renovation, or similarly complex construction projects.

• Proven record of supporting client satisfaction, project profitability, safety, quality, and schedule performance.

• OSHA 30-Hour, First Aid, and CPR certifications.

• Proficiency with Microsoft 365, Procore, Bluebeam, Primavera scheduling, and Building Information Modeling, or BIM.

• Ability to read and interpret construction drawings, specifications, contracts, schedules, submittals, requests for information, and related project documents.

• Bachelor's degree in Construction Management, Engineering, Business, or a related field.

• Experience leading corporate interiors, commercial tenant improvement, renovation, fit-out, or occupied-space construction projects.

• Experience managing short-duration schedules, phased turnovers, detailed finishes, complex logistics, shutdowns, and work performed during evenings, nights, or weekends.

• Experience coordinating work in active office buildings or other occupied environments while minimizing disruption to ongoing operations.

• Experience participating in preconstruction, constructability reviews, project pursuits, client interviews, or proposal presentations.

• Experience mentoring assistant superintendents, field engineers, project engineers, or other project team members.

Corporate interiors work moves quickly and requires close coordination across owners, designers, building management teams, subcontractors, vendors, and occupants. Superintendents in this business line play a central role in solving problems, maintaining momentum, and delivering polished spaces under demanding schedules.

In accordance with the Maryland Wage Transparency Law, the base salary range for this position is:

$90,000 to $150,000 annually

Final compensation will be based on the selected candidate's experience, qualifications, education, skills, and training.

This position is primarily based on active construction sites. Employees must be able to sit, stand, walk, reach, stoop, bend, and move throughout the jobsite. The role may require lifting, carrying, or moving items weighing up to 50 pounds.

Employees may work around heavy machinery, construction equipment, hazardous materials, noise, dust, and changing weather conditions.

A minimum of 40 hours per week is required. Work schedules may vary based on project needs and may include early mornings, evenings, nights, or weekends. Corporate interiors projects may also require off-hours work to accommodate occupied facilities, shutdowns, inspections, building operations, and accelerated turnover schedules.
