Facilities Maintenance Technician Lead - Marlborough, MA

The Facilities Technician (Lead) is the most experienced hands-on facilities role, acting as the primary point of technical escalation and informal team leader for the facilities group. This role advises on preventive maintenance strategy, leads reliability and improvement initiatives, provides backup coverage for building automation and controls as needed, manages vendor and contractor relationships for larger or specialized projects, and mentors less experienced technicians and maintenance workers - without formal people-management accountability.

Key Responsibilities

Technical Leadership & Facility Strategy



  • Serve as the primary point of escalation for complex, non-routine, or previously unencountered facility issues.


  • Determine methods and procedures for new or ambiguous assignments where no established process exists.


  • Own and continuously improve the preventive maintenance program, including PM schedules, asset criticality, and CMMS or IWMS data quality.


  • Lead root-cause analysis on recurring failures and drive corrective and preventive actions to reduce downtime and repeat repairs.


  • Provide input on capital planning, budget awareness, and long-range maintenance and reliability initiatives.


  • Provide backup coverage for the site building automation system (BAS) as needed - recognizing and responding to alarms, making routine schedule and setpoint adjustments, and escalating to the controls contractor as needed. Site-specific platform training is provided on the job.


Coaching, Coordination & Vendor Management



  • Act as informal team leader for the facilities and maintenance group, coordinating daily work assignments and priorities.


  • Coach, mentor, and up-skill Facilities Technicians; support onboarding and training plans.


  • Own vendor and contractor relationships for larger, specialized, or capital-project work - scoping work, reviewing quotes, and overseeing quality of completed work.


  • Lead facility renovations, equipment moves, and workspace reconfiguration projects from planning through completion.


Safety & Compliance



  • Lead routine and ad hoc safety and compliance inspections; own remediation tracking to closure.


  • Ensure facility work and contractor work meet OSHA requirements, company policy, and applicable building codes.


  • Serve as a key contact during emergency response, storm preparation, and facility shutdown and startup, coordinating cross-shift and cross-team response.


  • Maintain and audit maintenance records, inspection logs, and compliance documentation for accuracy and completeness.


  • High school diploma or GED required; technical school, trade certification, or relevant licensure strongly preferred.


  • 6+ years of experience in facilities maintenance, industrial maintenance, or a related trade, including experience in a manufacturing or industrial environment.


  • Demonstrated experience informally leading, coordinating, or mentoring the work of other technicians or maintenance staff.


  • Advanced, cross-trade working knowledge of electrical, HVAC, plumbing, mechanical, and building infrastructure systems.


  • General understanding of building automation and controls work (e.g., Automated Logic, Tridium Niagara, Siemens, Johnson Controls Metasys, Honeywell, or similar) - able to read basic control diagrams and sequences of operation and recognize when a problem is control-related; willingness to cross-train on the platform in use at the assigned site.


  • Experience scoping and coordinating outside contractors and vendors for specialized or capital-project work.


  • Proficiency administering or reporting out of an IWMS or maintenance tracking system (CMMS).


  • Strong independent judgment; comfortable determining approach on assignments with no defined precedent.


  • Willingness to work on-call and serve as an escalation point during off-hours emergencies.


  • Intermediate computer proficiency, including Microsoft Office applications, email, work order and maintenance tracking systems, and basic electronic documentation and reporting.


Physical Requirements & Work Environment



  • Ability to lift up to 50 lbs, climb ladders, and work in mechanical rooms, crawl spaces, and rooftop equipment areas.


  • Exposure to varying indoor and outdoor temperature conditions.


  • Availability for rotating on-call coverage, including nights and weekends, for facility emergencies.
