Position Summary

We are looking for a Director of Forward Planning to join our team. This position is responsible for managing the Forward Planners and the Forward Planning function by coordinating submittals and securing approvals and permits needed to develop lots and build houses through various governmental or quasi-governmental agencies. In addition this position will be managing budget and schedule management, and coordination amongst all project stakeholders including municipalities, utility companies and internal personnel. This responsibility includes ensuring compliance with company policies and procedures in addition to any municipality regulations.

Responsibilities

  • Manages and maintains weekly schedules of projects from small single-family developments to larger master planned communities.
  • Manages numerous projects simultaneously.
  • Analyzes site data and due diligence efforts to effectively anticipate and resolve potential obstacles or issues that may arise in land acquisition, development or active community process.
  • Coordinates and directs a team of consultants from due diligence process through models complete.
  • Coordinates and processes Design Review approvals.
  • Processes all environmental permits, 401, 404, 1602.
  • May sit as a Director for Homeowners Associations as needed.
  • Department of Real Estate processing.
  • Manages and coordinates submittals to local municipalities for satisfaction of all Conditions of Approval, Development Agreements, SCIP/BOLD/CFDs, mitigation agreements.
  • Prepares "Project Rulebooks" for land Development, Purchasing, Construction and sales for all site specific or jurisdiction specific rules and project requirements.
  • Prepares and processes model plan approval, through model building permits.
  • Effectively communicates with all internal and external team members to facilitate successful projects.
  • Runs Timeline from land COE through models complete.
  • Attends weekly manager meetings to provide necessary project updates.
  • Leads, manages, and directs consultants in design and development of all model park plans, landscape plans, fencing plans, final maps, bonds, subdivision improvement agreements, school mitigation agreements, and environmental permits.
  • Serves as the primary liaison between the development team and various governmental agencies and department.

Requirements

Bachelor's Degree in Construction Management or Civil Engineering or equivalent work experience.

Minimum of 7 years of experience in Forward Planning, Land Development, and Project Management is required. Must have proven leadership experience. Requires strong managerial, organizational, analytical, negotiating, interpersonal, professional, technical, decision making and relationship building skills. The reading of civil engineering plans and having strong technical/computer skills with Excel spreadsheets, Outlook and MS Project programs are required.

Compensation

  • Base Salary: $180,000 - $200,000
  • FLSA Status: Exempt
  • Bonus Type: Year-end Discretionary
