8:00 am- 4:30 pm; Monday - Friday with occasional evening and weekend hours required, as necessary.

Mandatory Position

This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the building as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.
Primary Purpose of Position
The Facility Maintenance Technician Mechanical Trades concept provides career tracks included but not limited to Electrical, HVAC, Plumbing, and Welding that perform a variety of tasks ranging from routine and unskilled to highly skilled
Minimum Education/Experience
Required Minimum Qualifications:
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.

Essential Job Duties

  • Tasks will include assessment, diagnosis, and repair of all electrical circuit wiring. .
  • Change light bulbs, ballasts, and LED drivers in a commercial environment.
  • Responsible for performing routine maintenance to ensure that electrical systems continue to run smoothly, building systems operate efficiently, and/or the physical condition of building lighting systems do not deteriorate.
  • Use electrical test devices to troubleshoot lighting, branch and feeder circuits.
  • Diagnose electrical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs as necessary.

Other Work Responsibilities

  • Work within a team to provide technical assistance for other facility maintenance technicians.
  • Apply knowledge of fire, building, electrical, and mechanical codes to maintain compliance with State, Federal and University regulations and standards.
  • Work with minimal supervision or instruction, and is expected to complete work with a high level of competence and professionalism in compliance with generally accepted trade practices.
  • Climb ladders up to and including extension ladders.
  • Record maintenance activity, track workable man hours, and input craft persons notes in the computer maintenance recording system.
  • Perform other duties as assigned and/or delegated to support all operations.

Departmental Preferred Experience, Skills, Training/Education

  • Five years' experience in the installation, maintenance and repair of lighting systems in commercial and residential environment preferred.
  • Basic knowledge in the commercial electrical field.
  • Proven track record in a commercial setting.
  • NC Electrical License a plus.
  • Ability to foster and create an atmosphere of teamwork.
  • Effective skills in verbal, written and interpersonal communications, however excellent communication skills are preferred.
  • Computer literate. Knowledge and skill with Google Chrome, Microsoft Word and Excel, and willingness to learn new programs.

Necessary Licenses or Certifications

  • Positions may be required to possess and maintain required certification, licensure, educational level, and/or experience criteria as applicable to the tasks being performed and follow applicable building codes.
  • Valid driver's license required. The FM Tech Mechanical Trades operates assigned vehicles on and/or off campus and is required to possess, maintain, or obtain a valid driver's license upon appointment to the position.
