The Senior Commercial Project Manager is responsible for leading all commercial, contractual, and financial management activities across largescale, technically complex EPCM projects within the Biopharma & Life Sciences, Data Centre, and Semiconductor industry. This role ensures that project delivery is commercially optimized, contractually compliant, and aligned with client, regulatory, and business objectives in a highrisk, fastpaced environment.

* Leading all commercial, contractual, and financial management activities across largescale EPCM projects.
* Ensuring that project delivery is commercially optimized, contractually compliant, and aligned with client, regulatory, and business objectives.
* Partner with Project Directors and crossfunctional leaders, driving proactive risk and opportunity management, ensures adherence to governance and cost controls, and safeguards project margins through the full project lifecycle-from proposal and contract negotiation through execution, change management, and closeout.
* Providing leadership in maintaining robust client relationships, ensuring transparent communication, and enabling informed decisionmaking by providing accurate, timely commercial insights.
* Build strong relationships with internal teams, including Engineering, Construction, Project Controls, Legal, Finance, and Procurement.
* Develop, implement, and maintain the commercial management plan, including governance structures, controls, and reporting frameworks.
* Define commercial priorities and ensure crossfunctional teams understand contractual obligations and commercial risks.
* Lead contract interpretation, administration, and compliance for prime contracts and major subcontracts with internal legal support.
* Drive proactive change management, including identification, valuation, negotiation, and resolution of change orders and claims.
* Ensure all project correspondence, notices, and contractual deliverables are timely, accurate, and strategically positioned.
* Mitigate disputes by maintaining clear documentation and facilitating early resolution processes.
* Negotiates final amounts with client and settlement of disputes and disagreements.
* Prepare, lead, and validate monthly commercial reports including budget performance, forecastatcompletion, cost variances, cash flow projections, and margin performance.
* Validate monthly costtocomplete estimates and ensure alignment between operations, finance, and scheduling teams.
* Provide earlywarning indicators through trend analysis, earned value insights, and variance explanations relevant to highrisk EPCM projects.
* Lead commercial risk and opportunity assessments, quantifying impacts and integrating them into financial forecasts.
* Ensures strict adherence to legal compliance, corporate governance processes, approval matrices, audit trails, and commercial policies.
* Ensure accurate and timely submission of revenue recognition inputs in alignment with finance, scheduling, project controls, and accounting policies.
* Oversees billing process and responsibility for accounts receivable and cash collection.
* Develops, maintains and reports to Client monthly project status report to include trends, contracts changes, CPM schedules, man-hour report and other cost reports.
* Monitors procurement in terms of schedule and cost for profit and loss forecasting.
* Labor forecasting, general conditions, trade costs provisions and contingencies
* Supports all tender and bid proposal activity but not actively carry out procurement.
* Approves supply chain billing documents.
* Makes assessments of supply chain change orders, extensions of time and contractual claims.
* Closes out supply chain contracts and related documentation.

Show your expertise

Minimum Required
* Bachelor's or Master degree in Engineering, Construction Management, Quantity Surveying, Project Management, Contract Administration, Legal, Finance, or related field preferred.
* 15+ years of experience
* 10+ years of progressive experience in construction/contract administration/quantity surveying/finance or similar with a focus for construction projects.
* Previous experience in an EPC environment providing budgetary and commercial oversight and management for large projects in the range of +$200 million is required.
* Experience working with corporate decision makers and managing negotiations is a priority.
* Must have general proficiency with project management software such as Primavera, MS Project or similar.
* Must have strong proficiency with accounting/financial reporting software such as SAP.
* Proficiency with Excel, Outlook, Word, PowerPoint, and SharePoint required.
* Must have strong proficiency with contract administration and change management.
* Must be well organized with excellent communication and reporting skills.
* Excellent verbal and written communication skills.

Preferred
* Previous experience support operations for the Biopharma & Life Sciences, Data Centre, or Semiconductor industry preferred.
* Experience in Large EPCM Project environment preferred.
