What does a Senior Manager, Facilities and Construction Management do at Swire Coca-Cola?
The Senior Manager, Facilities and Construction Management will create and lead both strategic and tactical plans related to facilities' needs across the Swire network. The incumbent is responsible for ensuring that sales center, production, and warehouse facilities can support business operations with minimal interruption, supporting both the short- and long-term financial goals for the company. The incumbent will develop and execute a comprehensive facilities maintenance strategy and will develop business processes that result in a balanced, multi-year capital plan. The incumbent will also support property acquisition/lease and will lead construction projects for both new and existing facilities throughout the Swire territories.

Responsibilities:



  • Develop and implement system for facilities maintenance - including preventive maintenance, work order, and work requests. Support all SCCUS sites in the creation of annual capital plans for facilities and infrastructure. Execute annual facility assessments. Manage capital budgeting and approval process. Lead capital improvement and capital maintenance projects.
  • Develop and implement long term Site Master Plans for SCCUS sales and warehouse locations. Lead project management for new facility construction and expansion of existing facilities, with accountability for project safety, cost, schedule, and operational performance.
  • Manage projects through all phases of construction - planning, design, general contractor selection, sub-contractor approval, bid submittals, miscellaneous tradesmen, on-site supervisor selection and management, construction work pay submissions, cost tracking & payments, schedule management, change management, and lien releases.
  • Develop and manage relationships with all local municipal and governing organizations. Manage design reviews and building permitting. Ensure all necessary compliance to secure certificates of occupancy for completed projects. Ensure that Swire is seen as a valued partner in every municipality in which construction projects are undertaken.
  • Support the RFP process for the design/build of cost-effective, environmentally friendly structures and infrastructures e.g., PV solar installations on new and existing facilities. Coordinate sustainability objectives with other construction activities/contractors from design though completion.
  • Support search for suitable land in marketplaces where new construction projects are planned, including interaction with real estate professionals, price negotiation, contract preparation, and legal review.
  • Review and manage project documentation such as contracts, pay applications, schedules, design documents, permit applications, submittals, RFIs, and lien releases to ensure alignment with Swire's strategic goals and objectives
  • Conduct detailed design reviews for projects ranging from $2M-$300M to ensure compliance with Swire standards, manufacturing requirements, and operational needs
  • Manage project financials, including vendor setup, purchase order issuance, invoice review, budget tracking, contingency management, and proactive prevention of cost overruns
  • Performs other duties as assigned.


Requirements:



  • Bachelor's Degree in Civil Engineering / Architecture / Construction Management or related field required and
  • Master's Degree preferred
  • 10+ years leadership experience in facilities maintenance and/or construction management, preferably in a multi-site and multi-national company environment. required and
  • 4+ years "field level" or supervisory experience in on-site construction projects. required and
  • Experience estimating and managing commercial/industrial construction required and
  • Experience planning and managing projects required and
  • Experience creating and maintaining budgets required and experience managing cost variances required
