Facilities is seeking to hire a Facilities Section Manager for our 4 Irving Place headquarters. This role is pivotal in ensuring the safe, compliant, and cost-effective operation and maintenance of the building, while leading both management and union teams. In addition, the manager will collaborate with various groups to identify, plan, and implement clean energy and carbon reduction initiatives, advancing our sustainability goals. Core Responsibilities
- Provides oversight of building operations and maintenance including mechanical, electrical, plumbing, heating, HVAC, fire alarm, sprinkler, lifts/ elevators, steam, pneumatic, gas, landscaping, and snow removal related work.
- Engenders a positive and respectful work environment that embraces and acts upon safety and compliance.
- Governs, supports and coordinates building construction and project activities.
- Collects and analyzes data effectively to determine root causes and process improvements. Able to then develop effective and actionable plans to address.
- Prioritizes work and resources to meet customer needs, budgets, and timeline constraints.
- Develops and manages budgets. Identifies and implements cost effective and customer-centric work processes.
- Collaborates to effectively to understand and address customer needs.
- Manages around the clock operations and able to response to off-shift issues.
- Facilitate employee development. Fosters a positive and productive atmosphere through the proper and effective administration of the Company's personnel policies, performance appraisal, corrective discipline, and security protocols.
- Implements, communicates, and enforces regulatory compliance (i.e., OSHA, NYS, NYC DOB, FDNY, Company).
- Performs other related tasks and assignments as required.
- Actively drives to build a culture of safety, civility, integrity, ethics, respect and pride.
Required Education/Experience
- Bachelor's Degree and 8 years relevant work experience or
- Master's Degree and 6 years relevant work experience
Preferred Education/Experience
- Bachelor's Degree Engineering, Science, Architecture, Facilities and 8 years relevant work experience
- Master's Degree Engineering, Science, Architecture, Facilities and 6 years relevant work experience
Relevant Work Experience
- Proven ability to handle multiple projects, stay within budget and meet deadlines, required.
- Process driven and familiar with work management/ asset management systems, required.
- Union, management and vendor supervisory experience, required.
- Partnering with others to solve problems, required.
- Energetic and motivated leader who is an effective communicator and team builder, required.
- Knowledgeable of local 1-2 collective bargaining agreement and experience implementing provisions, required.
- Knowledge of building systems - electric, steam, pneumatic, fire, etc., required.
- Experience in successfully partnering with customers to set expectations, comply with fire, safety, building codes and implement company policies, preferred.
- Knowledgeable NYC codes - FDNY, NYC, and NYS building codes, preferred.

Additional Physical Demands
- The selected candidate will be assigned a System Emergency Assignment (i.e., an emergency response role) and will be expected to work non-business hours during emergencies, which may include nights, weekends, and holidays.
- Must be able to respond to Company emergencies by performing a System Emergency Assignment to restore service to our customers.
