Senior Facilities Service Technician III - JLL What this job involves:

As a Senior Facilities Service Technician III, you'll serve as a technical expert and leader within our facilities team, taking ownership of the most complex building systems and mechanical challenges. This advanced role goes beyond routine maintenance-you'll diagnose and resolve critical issues on mechanical, electrical, and plumbing (MEP) systems that keep our facilities running at peak performance. Working with minimal supervision, you'll not only maintain operational excellence but also mentor junior technicians and collaborate with management on strategic planning. This position is ideal for an experienced professional who wants to leverage their technical expertise while developing leadership skills in a dynamic commercial real estate environment. Your contributions will directly impact building reliability, tenant satisfaction, and the overall success of JLL's facility operations.

What your day-to-day will look like:
  • Perform advanced troubleshooting and repair of complex building systems including HVAC, building automation systems (BAS), electrical distribution, and life safety systems, ensuring minimal operational disruption and maximum system reliability

  • Lead and optimize the preventative maintenance program by executing high-priority PMs, identifying improvement opportunities, and ensuring all scheduled maintenance meets the highest quality standards

  • Serve as the primary technical resource for complex operational issues, independently diagnosing problems, implementing solutions, and making critical decisions to minimize downtime

  • Provide hands-on mentorship and technical training to Level I and II technicians, sharing expertise and fostering skill development across the facilities team

  • Coordinate and oversee external vendor work for specialized repairs or projects, ensuring quality control, scope compliance, and effective resource management

  • Utilize Building Automation Systems (BAS) to monitor equipment performance, analyze operational trends, and recommend optimization strategies that improve energy efficiency and system longevity

  • Partner with the Facilities Manager on work planning, budget preparation, vendor quote evaluation, and inventory management of critical spare parts and materials

Required Qualifications:
  • 5-7+ years of progressive experience in commercial building maintenance with demonstrated expertise in a specific trade discipline (HVAC, electrical, or mechanical systems)

  • Expert-level knowledge in diagnosing, repairing, and optimizing complex MEP systems with proven ability to work independently on critical infrastructure

  • Proficiency in reading and interpreting blueprints, schematics, wiring diagrams, and technical manuals for diverse building systems

  • High school diploma or GED

  • Valid trade-specific certifications or licensure such as EPA Universal Certification, Journeyman license, or equivalent professional credentials strongly preferred

Preferred Qualifications:
  • Hands-on experience with Building Automation Systems (BAS) including programming, troubleshooting, and system optimization

  • Demonstrated leadership or mentorship experience, including training or supervising junior technical staff

  • Advanced trade school diploma, technical degree, or completion of a formal apprenticeship program

  • Familiarity with computerized maintenance management systems (CMMS) for work order management and asset tracking

  • Strong analytical and critical-thinking abilities with excellent problem-solving skills for complex technical challenges

  • Exceptional communication skills with ability to explain technical concepts to non-technical stakeholders and collaborate across multiple teams

  • Experience managing multiple priorities simultaneously in a fast-paced, high-pressure commercial facility environment
