Job Summary
Under supervision of the Facilities Workflow Supervisor, the After-Hours Building Maintenance Worker provides on-call support for residents outside of regular business hours, responding to facility emergencies such as resident lockouts, urgent building maintenance issues, and custodial services in buildings managed by SHDS. This position performs after-hours lockouts for residents in SHDS residence Halls, Orchard Park Apartments and Primero Grove Apartments. Responsibilities include emergency call backs, lock outs, interior/exterior building maintenance, custodial clean-ups, preventive maintenance, door hardware repair, plumbing repair, carpentry, window repair, sheetrock repair, and minor electrical repair. Furniture assembly, disassembly and moves. Performs exterior building and common area checks throughout Resident Halls and Dining Commons and assists with quarterly replacing air filters and cleaning ducts on HVAC systems. Works independently without on-site supervision. Manages customer complaints and grievances while maintaining professionalism and composure. - Required to hold a valid California driver's license, have a driving record that is in accordance with local policies/procedures, and/or enroll in the California Employer Pull Notice Program
- Completion of High School or GED certificate, some College or Trade school with a focus on Facilities Management or Building Maintenance.
- Experience in direct customer service (e.g. interacting with tenants, building occupants, vendors, or staff in a facilities setting) demonstrating responsiveness, communication, and issue resolution. Customer service and interpersonal communication skills, including active listening, tact, diplomacy, and the ability to interact effectively with individuals of diverse backgrounds.
- Experience in building maintenance and preventive maintenance, including basic electrical, mechanical (to include door hardware) and plumbing tasks (drain cleaning techniques), custodial work, and performing routine maintenance on HVAC systems and custodial equipment (e.g., replacing air filters, cleaning ducts, maintaining cleaning equipment).
- Experience in general custodial duties (e.g. cleaning, carpet extraction, waxing floors, restroom maintenance, trash removal, cleaning products) in a commercial, institutional, or multi-tenant facility.
- Written and verbal communication skills, including the ability to write clear, accurate, and well-structured reports, shift logs, and follow instructions while adhering to safety protocols.
- Basic technology skills, including the ability to use email and internet for research, ordering supplies, and completing tasks efficiently.
- Ability to work independently with attention to detail, completing tasks accurately with minimal supervision.
Preferred Qualifications
- Experience of maintaining parts and supply inventories, including ordering and tracking usage.
- Experience with repairing, programming and troubleshooting door hardware, locks, keypads, and card reader systems.
- Skills to safely use power tools and hand tools (drills, drivers, screwdrivers, pliers and wrenches)
- Skills to appropriately evaluate situations, make decisions, and adjust priorities as necessary.
