The Maintenance Technician performs preventive, predictive, and corrective maintenance activities within Exentec's Technical Facility Management operation. This role is responsible for supporting the safe, reliable, and efficient operation of facility systems through disciplined work execution, troubleshooting, repair, and documentation.
The Maintenance Technician operates within a 24x7 mission-critical semiconductor manufacturing environment supporting production and research operations where system uptime, safety, and quality are critical to business success. The ideal candidate demonstrates strong technical capability, safe work practices, operational discipline, attention to detail, and a customer-service mindset.
This position supports maintenance execution across critical facility systems including specialty gas delivery, chemical delivery, UPW, HVAC, process cooling water, exhaust and abatement systems, electrical distribution, life safety systems, and associated infrastructure.

Explore your tasks and responsibilities

Safety & Compliance
* Promote Exentec's Incident Free Workplace culture by working safely and following all site safety expectations.
* Comply with Exentec and client EHS programs, policies, procedures, and regulatory requirements.
* Execute maintenance activities safely through proper LOTO, permit-to-work, confined space, hot work, hazardous energy control, and chemical safety processes.
* Identify hazards, report unsafe conditions, and support corrective actions.
* Participate in safety meetings, training, audits, and incident prevention activities.
* Maintain a clean, organized, and safe work area.

Maintenance Execution
* Perform assigned preventive, predictive, and corrective maintenance work on facility systems and equipment.
* Troubleshoot equipment failures and assist with repairs to restore normal operation.
* Respond to maintenance calls, alarms, and operational disruptions in a timely manner.
* Complete assigned work in accordance with approved procedures, job plans, safety requirements, and quality standards.
* Coordinate work activities with maintenance leads, supervisors, operations, engineering, and production stakeholders.
* Support shift coverage, emergency response, and on-call requirements for critical facility systems as assigned.

Critical Facility Systems Support
* Support maintenance activities on critical facility systems including:
* Specialty Gas Systems
* Chemical Distribution Systems
* UPW Systems
* HVAC Systems
* Process Cooling Water
* Electrical Distribution
* Exhaust and Abatement Systems
* Life Safety Systems

CMMS, Documentation & Work Order Management
* Accurately complete assigned work orders in the CMMS.
* Document labor, parts used, findings, corrective actions, equipment condition, and follow-up needs.
* Follow approved maintenance procedures and provide feedback when job plans, PMs, or procedures require updates.
* Maintain accurate maintenance records for inspections, repairs, PM completion, and compliance-related activities.

Reliability, Teamwork & Continuous Improvement
* Support root cause investigations by providing accurate field observations and technical input.
* Identify chronic equipment issues and communicate improvement opportunities to maintenance leadership.
* Participate in continuous improvement activities focused on uptime, safety, quality, cost, and customer satisfaction.
* Work professionally with maintenance team members, contractors, vendors, engineering, operations, and client representatives.
* Communicate clearly during shift turnovers, equipment handoffs, and maintenance status updates.

Startup and Turnover Support
* Support facility startup, commissioning, and equipment turnover activities.
* Assist with equipment inspections, operational checks, and documentation reviews.
* Verify spare parts, PM requirements, and maintenance procedures as directed prior to turnover.

Emergency Response
* Respond to equipment failures, alarms, and site emergencies within the scope of training and authorization.
* Support recovery activities during operational disruptions.
* Communicate equipment status, risks, and safety concerns promptly to maintenance leadership.

Show your expertise

Minimum Required
* High school diploma or GED required.
* Technical school, trade school, apprenticeship, military technical training, or equivalent maintenance experience preferred.
* 3+ years of maintenance experience in semiconductor, pharmaceutical, data center, industrial, manufacturing, or other mission-critical facility environments preferred.
* Experience performing preventive and corrective maintenance on mechanical, electrical, utility, or facility systems.
* Ability to read and understand maintenance procedures, safety instructions, equipment manuals, drawings, and schematics.
* Ability to work in a 24x7 manufacturing or facility environment, including shifts, weekends, holidays, overtime, or on-call support as required.

Preferred
* Experience supporting semiconductor facility systems or critical utilities.
* Experience with CMMS systems such as Maximo, SAP PM, or similar.
* OSHA 10 or OSHA 30 certification.
* Electrical, HVAC, mechanical, instrumentation, or related trade certification.
* Experience with LOTO, confined space, hot work, chemical safety, and permit-to-work programs.
* Experience with pumps, motors, valves, piping, exhaust systems, HVAC equipment, electrical distribution, or process utility systems.

Specific Skills & Knowledge
Required
* Strong commitment to safety and procedural compliance.
* Ability to troubleshoot equipment issues and perform repairs.
* Basic mechanical, electrical, and facilities maintenance knowledge.
* Ability to use hand tools, power tools, meters, test equipment, and maintenance equipment safely.
* Strong verbal and written communication skills.
* Ability to document work clearly and accurately in a CMMS.
* Ability to work independently and as part of a team.
* Ability to manage multiple priorities in a fast-paced manufacturing environment.
* Strong attention to detail and quality of work.

Preferred
* Knowledge of semiconductor facility systems and critical utilities.
* Understanding of preventive maintenance and reliability-centered maintenance practices.
* Basic understanding of process cooling water, HVAC, UPW, gas, chemical, exhaust, abatement, and electrical systems.
* Ability to interpret P&IDs, electrical diagrams, mechanical drawings, and equipment manuals.
* Experience supporting root cause analysis and continuous improvement activities.
