Position Summary

The Preventive Maintenance Technician is responsible for maintaining the appearance, functionality, safety, and overall condition of resort-managed residences and private homes throughout Horseshoe Bay Resort. This role performs comprehensive preventive maintenance inspections, identifies and resolves maintenance concerns before guest arrival, and ensures all residential accommodations meet established quality standards.

Working across a portfolio of luxury condominiums, residences, and private homes, the Preventive Maintenance Technician plays a key role in protecting property assets, enhancing guest satisfaction, and delivering a consistently exceptional ownership and vacation experience.

The ideal candidate is a hands-on maintenance professional with strong troubleshooting skills, attention to detail, and experience working in hospitality, residential, condominium, or property management environments.

Essential Responsibilities

Preventive Maintenance & Property Inspections



  • Perform scheduled preventive maintenance inspections of resort-managed residences, condominiums, private homes, and common areas.
  • Identify and correct maintenance deficiencies before guest occupancy whenever possible.
  • Execute preventive maintenance programs designed to preserve the quality, functionality, and appearance of residential accommodations.
  • Conduct unit readiness inspections to ensure all homes and residences are prepared for owner and guest arrivals.
  • Monitor the overall condition of assigned properties and recommend repairs, replacements, and capital improvement needs.


General Maintenance & Repairs



  • Perform minor repairs and maintenance involving:


    • HVAC systems
    • Plumbing fixtures and components
    • Electrical systems and devices
    • Appliances
    • Drywall and carpentry
    • Painting and touch-up work
    • Doors, windows, locks, and hardware
    • General building maintenance


  • Troubleshoot equipment failures and maintenance concerns to determine appropriate corrective actions.
  • Coordinate specialty repairs with vendors and contractors when required.


Property Readiness & Guest Experience



  • Ensure all residences and private homes meet established standards for safety, cleanliness, appearance, and functionality.
  • Support unit turns and property preparation during peak occupancy periods.
  • Assist with special projects, seasonal maintenance initiatives, and property improvement efforts.
  • Respond promptly to maintenance requests and follow-up items affecting owner or guest satisfaction.


Documentation & Inventory Management



  • Accurately document inspections, preventive maintenance activities, work orders, and follow-up repairs using HOTSOS or other maintenance management systems.
  • Maintain maintenance logs and ensure work is completed according to departmental standards.
  • Monitor inventory levels and assist with ordering and stocking maintenance supplies, equipment, and materials.
  • Maintain tools, equipment, storage areas, and workspaces in an organized and professional manner.


Team Collaboration & Safety



  • Coordinate with Housekeeping, Front Office, Residences Management, and outside contractors to ensure property readiness and service excellence.
  • Report major repair needs, safety concerns, and replacement recommendations to leadership.
  • Follow all company safety standards, operating procedures, and regulatory requirements.
  • Maintain a professional appearance and positive working relationship with guests, homeowners, residents, vendors, and team members.


Qualifications

Education & Experience



  • High School Diploma or equivalent required.
  • Minimum two (2) years of maintenance experience in hospitality, residential property management, condominiums, apartments, vacation rentals, or related environments.
  • Experience performing preventive maintenance inspections and general building repairs preferred.
  • Experience in luxury hospitality or residential properties is a plus.


Technical Knowledge



  • Working knowledge of:


    • HVAC systems
    • Plumbing systems
    • Electrical repairs
    • Appliance maintenance
    • Painting and drywall repair
    • General building maintenance


  • Experience with HOTSOS or similar maintenance management systems preferred.
  • OSHA Safety Training, Hazard Communication, or related certifications preferred.
  • Basic computer skills and proficiency with Microsoft Office applications preferred.


Skills & Abilities



  • Strong troubleshooting and problem-solving skills.
  • Excellent organizational and time-management abilities.
  • Ability to prioritize multiple assignments while maintaining attention to detail.
  • Strong communication and guest service skills.
  • Ability to work independently with minimal supervision and collaboratively within a team environment.
  • Valid driver's license with an acceptable driving record.
  • Must be at least 18 years of age (21 years of age if operating company vehicles).


Physical Requirements



  • Ability to stand, walk, climb stairs, and move throughout residential properties for extended periods.
  • Ability to bend, kneel, crouch, reach, and access all areas of residences and private homes.
  • Ability to lift, carry, push, and pull up to 25 pounds regularly.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to safely operate maintenance tools and equipment.
  • Ability to read, write, and communicate effectively in English.
