Pay Rate: $32.00 - $38.00 per hour

Schedule: Full-time. On-call and emergency response rotation required.

Education Requirements



  • High school diploma or GED required.
  • Technical training in HVAC, building systems, or related field is a plus



Experience Requirements


  • 5+ years of commercial or retail property engineering experience
  • Experience managing multiple properties or sites
  • Previous leadership or supervisory experience within maintenance or engineering teams
  • Strong HVAC troubleshooting, repair, and preventive maintenance experience
  • Yardi experience preferred
  • EPA Universal Certification required
  • Valid Driver's License required
  • Bilingual English/Spanish is a plus


Job Duties


  • Lead engineering operations across multiple commercial and retail properties
  • Supervise, train, and mentor maintenance staff and junior engineers
  • Coordinate preventive maintenance programs and work order completion
  • Manage vendor relationships, service contracts, and purchase orders
  • Troubleshoot, repair, and maintain HVAC systems including RTUs, chillers, package units, and controls
  • Inspect, operate, and maintain mechanical, electrical, plumbing, and life safety systems
  • Perform building repairs including painting, ceiling tile replacement, door hardware repairs, and general maintenance
  • Monitor equipment performance and document maintenance activities
  • Partner with Property Management on budgets, capital improvement projects, and operational planning
  • Respond to emergency maintenance requests and resolve escalated building issues



Preferred Qualifications



  • Technical school, ASE, vocational training, or vehicle maintenance certification preferred.
  • Previous experience in manufacturing, industrial maintenance, facilities maintenance, or a related technical environment is preferred.
  • Experience performing preventative maintenance programs and responding to equipment breakdowns is beneficial.
  • Individuals who demonstrate strong troubleshooting abilities, teamwork, and a commitment to continuous improvement are well positioned for success as a Building Operating Engineer.



Physical Capabilities



  • Ability to stand, walk, bend, climb, kneel, and work in a variety of industrial environments throughout the shift.
  • Ability to lift equipment, tools, and replacement parts weighing up to 50 pounds.
  • Ability to safely work around moving machinery while following established safety procedures.
  • Manual dexterity to operate tools, perform repairs, and inspect equipment.
