POSITION SUMMARY:

The Risk and Insurance Manager, Development and Construction is responsible for administering the company's construction-related insurance and risk management programs supporting new construction, acquisition-rehabilitation, and other development activities. This role supports the placement and renewal of builder's risk and construction liability programs, serves as the primary administrator of the company's subcontractor default insurance program, and manages or monitors construction-related claims from initial notice through resolution and recovery.

The Risk and Insurance Manager, Development and Construction reviews loan, construction, design, and consulting agreements to evaluate insurance, indemnification, and bonding requirements; addresses insurance-related requirements from lenders, investors, and other stakeholders; and analyzes program costs, claims, and loss trends to support informed decision-making. This position partners closely with Development, Construction, Finance, Legal, lenders, investors, brokers, insurance carriers, third-party administrators, contractors, and consultants to protect the organization's assets and manage its overall construction risk exposure.

ESSENTIAL FUNCTIONS:



  1. Supports the placement, administration, and renewal of the company's builder's risk insurance programs, including exposure data collection, underwriting submissions, coverage analysis, and coordination with brokers, insurance carriers, and internal stakeholders.
  2. Administers project-specific and master builder's risk programs for new construction and acquisition-rehabilitation projects, ensuring projects are appropriately enrolled, reported, and maintained throughout the development and construction lifecycle.
  3. Assists with builder's risk claims from initial notice through investigation, documentation, adjustment, resolution, and recovery in partnership with project teams, brokers, adjusters, insurance carriers, and other external service providers.
  4. Supports the placement, renewal, and ongoing administration of the company's construction liability insurance programs, including the evaluation of coverage terms, limits, retentions, exclusions, and pricing.
  5. Manages or monitors construction liability claims from initial notice through settlement and release, ensuring timely reporting, appropriate documentation, effective communication, and coordination among internal and external stakeholders.
  6. Serves as the primary administrator of the company's subcontractor default insurance program, including subcontractor prequalification, enrollment, financial review, default administration, claims coordination, and input into loss-reserving decisions.
  7. Reviews and interprets loan agreements, construction contracts, design agreements, consulting agreements, and other project-related documents to evaluate insurance, indemnification, risk allocation, and bonding provisions.
  8. Identifies and communicates contractual insurance or risk-transfer concerns and partners with Development, Construction, Legal, Finance, and other stakeholders to negotiate or implement appropriate solutions.
  9. Coordinates responses to construction-related insurance questions and requirements from lenders, investors, joint-venture partners, contractors, consultants, and other project stakeholders, supporting organizational compliance and timely project closings.
  10. Analyzes insurance program performance, including coverage, premiums, claims, retained losses, deductibles, self-insured retentions, and other program costs, and identifies opportunities to strengthen coverage and reduce the overall cost of risk.
  11. Tracks and reports construction insurance costs, claims activity, loss trends, program performance, and emerging risks to senior Finance and Risk leadership.
  12. Reviews construction claim and loss data to identify trends and partners with Development, Construction, and external service providers to develop loss-control and risk-mitigation strategies.
  13. Maintains accurate project, exposure, insurance, and claims information within applicable risk management systems and reporting tools.
  14. Builds strong partnerships with Development, Construction, Finance, Legal, and other internal teams, as well as brokers, insurance carriers, lenders, investors, contractors, consultants, and third-party administrators.
  15. Performs additional projects and duties as assigned.


QUALIFICATIONS: (Knowledge, Skills, Abilities, Education, Training and Experience.)



  • Bachelor's degree in Risk Management, Insurance, Finance, Accounting, Real Estate, Business Administration, or a related field is preferred. An equivalent combination of education and relevant experience may be considered.
  • Minimum five (5) years of experience in construction risk management, commercial insurance brokerage, insurance carrier underwriting or claims, or a related field supporting construction and development risks.
  • Experience administering builder's risk programs for new construction, acquisition-rehabilitation, or other complex development projects.
  • Experience supporting construction liability insurance programs and managing or monitoring claims from initial notice through settlement, release, or recovery.
  • Experience administering subcontractor default insurance programs, including subcontractor prequalification, enrollment, financial review, default and claim administration, and loss-reserving support.
  • Strong understanding of construction-related commercial insurance coverages, including builder's risk, general liability, professional liability, pollution liability, workers' compensation, automobile liability, and subcontractor default insurance.
  • Demonstrated ability to review and interpret loan agreements, construction contracts, design agreements, consulting agreements, and related documents for insurance, indemnification, risk-transfer, and bonding requirements.
  • Experience supporting construction insurance placements and renewals in collaboration with brokers, insurance carriers, project teams, and other stakeholders.
  • Associate in Risk Management (ARM), Chartered Property Casualty Underwriter (CPCU), Construction Risk and Insurance Specialist (CRIS), or a similar professional designation is preferred.
  • Advanced proficiency in Microsoft Excel and experience using insurance, risk management, claims management, reporting, or data-analysis systems.
  • Strong analytical and problem-solving skills, including the ability to evaluate claims data, loss trends, project exposures, program costs, and overall construction risk.
  • Excellent written and verbal communication skills, with the ability to clearly communicate insurance requirements, risk considerations, findings, and recommendations to senior leadership and key stakeholders.
  • Strong collaboration, negotiation, and relationship-management skills, with the ability to work effectively with Development, Construction, Finance, Legal, lenders, investors, brokers, insurance carriers, contractors, consultants, and third-party administrators.
  • Excellent organizational and time-management skills, with strong attention to detail and the ability to manage multiple projects, deadlines, and priorities simultaneously.
