Job Summary

The Housing Facilities Services (HFS) unit at the University of Colorado, Boulder is seeking applications for an HVAC Technician! This position is responsible for the operation, maintenance, and repair of building wide heating, ventilation, air conditioning, and refrigeration systems in a complex university housing environment that includes residence halls, apartment complexes, office and administrative spaces, food service areas, and classrooms. Additionally, this role supports a diverse portfolio of facilities to ensure reliable system performance, occupant comfort, and safe building operations.

Responsibilities include preventive maintenance, diagnostics, and repairs on mechanical systems such as air handlers, chillers, boilers, energy recovery units, and fan coil units, while responding to service calls and resolving issues efficiently. This position contributes to indoor air quality, energy efficiency, and sustainability goals, and works collaboratively with other trades and capartnerslders. Adheres to all safety guidelines, codes, and regulatory requirements to maintain compliant and high-performing facilities.

Housing Facilities Services (HFS)

Housing Facilities Services (HFS) is a comprehensive facility management operation that provides around-the-clock support to over 10,000 residents and 20,000 conference guests annually. Services include maintenance, repair, renovation, project management, capital construction, housekeeping and grounds-keeping operations. HFS has approximately 200 full-time employees and approximately 60 part-time and student staff, who all strive to give residents the best living experience possible.


What Your Key Responsibilities Will Be

Preventive Maintenance:

  • Perform regular, scheduled, maintenance on a broad range of multi-space/multi-use & single-space/single-use HVAC equipment including cooling towers, fan coil units, exhaust fans, furnaces, unit heaters, PTAC's, variable air volume units, split systems, boilers, make-up air units, heat exchangers, evaporative cooling, air compressors, transfer fans, energy recovery units, hydronic systems, and commercial pumps.
  • Replace or clean filters, inspect and clean coils, and inspect burners and combustion tuning.
  • Conduct safety checks, check belts, pulleys, and bearings to verify proper air flow.
  • Inspect dampers and actuators, as well as diffusers and grilles.
  • Check VAV box operation and inspect wiring and connections.
  • Check drain pans and condensate lines. Exercise valves. Follow manufacturer recommendations and campus standards. Diagnose failure modes. Follow prescribed checklists. Make repairs.
  • Document failed preventive maintenance tasks and note equipment at or near the end of its service life.
  • May perform maintenance and repairs on building pneumatic or DDC control system components.

Reactive Maintenance:

  • Respond to customer focused complaints or internally identified requests for service related to comfort, temperature, air flow, exhaust, noise, vibration, leaks, failed preventive maintenance tasks, or other reported issues.
  • Respond to alarms.
  • Inspect related equipment or system and diagnose root causes of issues.
  • Make necessary repairs and ensure that they restore systems to intended functionality. Document equipment records and work orders in CMMS.
  • Report unsuccessful repairs or delays due to parts availability.

Other Duties:

  • Attend scheduled training and department meetings.
  • Complete assigned vehicle inspections.
  • Follow campus and organizational safety procedures.
  • Periodically review and provide feedback on construction documents or equipment specifications.
  • Participate in facilities audits.

What You Should Know

  • The anticipated work schedule for this position will be Monday - Friday, from 7:00am - 3:30pm.
  • Subject to call-in evenings, weekends, and holidays based on Essential Services designation.
  • This position operates University vehicles and requires an active Driver's License in good standing.

What We Require

  • Three years of experience in an occupational field related to the work assigned to the position.
  • Appropriate education or successful completion of a formalized apprenticeship program will substitute for the required experience on a year-for-year basis.
  • EPA 608 Universal Certification.

What You Will Need

  • Proven experience working with technical systems including: heating systems, cooling systems, air distribution systems, ventilation systems, and refrigerants.
  • Experience operating computerized maintenance management systems
  • Mobile phone and tablet prociency.
  • Knowledge of manufacturers' or installers' warranty
  • Ability to work independently or as a member of a team.

What We Would Like You to Have

  • 4-5 years experience working on a wide variety of HVAC equipment and systems related to the systems included above.
  • Experience working in a higher education residential living environment.
  • Experience in testing, adjusting, & balancing (TAB).
  • Solid understanding of commissioning, retro-commissioning, and re-commissioning practices and activities.
  • Working knowledge of DDC, pneumatic, and other types of building controls.
