Senior Project Manager - Core & Shell & MEP / Lab Construction

About you

You are looking for an opportunity to design, lead and manage construction activities related to Core & Shell phase and MEP Lab Fit Out. Working as the Subject Matter Expert at our client site in New Jersey you will act as the main point of contact for the Owner/Client supporting contract negotiations, cost savings, analysis, RFI requests and manage the entire MEP construction process.

In this role, you will...

  • Owner/Client interface & project design team relationship management, main point of contact for Owner/Client

  • Primary responsibility as an on-site (NJ based) member who is focused and dedicated on all construction activities related to Core & Shell phase and MEP Lab Fit Out

  • Seasoned SME (subject matter expert) in MEP (mechanical / electrical / plumbing) installations with understanding of how these systems impact and supply laboratory space requirements

  • Key liaison during Core & Shell and laboratory programming, design, construction documents generation and execution phases (construction implementation), including documented punch list and close-out.

  • Moderate project meetings, create agenda's, maintain project directories, issue meeting minutes, track and close action items, etc.

  • Experience with budget & milestone/schedule development and tracking. Changes and deviations from base budget and original schedule will be documented for audit purposes.

  • Coordinate all Requests for Information (RFI) to ensure client engagement on potential changes to specifications and requirements in writing with approval flow confirmed.

  • RFP generation, interviewing, analysis & recommendations of Project Team assembly Including: Architect/Interior Designer/Procurement Agent, bidding General Contractor services & hard bid cost comparison analysis and award recommendations.

  • Oversight of FF&E & 3rd party procurement process

  • Manage cost, budget, change control and engage with construction team for any value-engineering, change or program updates.

  • Analyse & negotiate cost savings on behalf of the client, assist client with contract negotiations and calculate project cash flow.

  • Primary lead for this function with direct reporting to Construction Project Executive

What you'll bring...

  • Background in at least one or more of the following areas: Project Management, Architecture, Construction Management, Cost Estimating or Engineering with at least 15 - 20 years of experience.

  • Tenant Improvement project management experience is critical.

  • Seasoned experience in ground up / core & shell construction with focus on MEP systems and laboratory construction

  • Familiarity with MEP, FFE, AV, IT and Security in regard to when both design and construction are required.

  • Strong analytical skills to understand interpret and communicate critical schedule data and present viable solutions.

  • Strong working knowledge of MS Outlook, Excel, Adobe Acrobat, MS Word, SharePoint and five years' experience with MS Project OR similar scheduling software

  • Understanding the project life cycle. Demonstrate ability in driving the organization to use the data to drive risk identification, quantification, response, and control with respect to the master schedule and cost control with respect to the master budget.

  • Strong analytical skills to be able to ID critical issues, analyze schedules, and create reports to communicate issues in a concise and professional manner.

  • Ability to interact with multiple stakeholders and pro-actively anticipate their needs, while clearly communicating facts in a professional and calm manner. Relate well with others at all levels and use diplomacy and tact.

  • Planning and organizing - establish course of action to accomplish goals, evaluates results, develops schedules, and be able to orchestrate multiple activities at once by effectively utilizing resources, while leading the project team to do the same and keeping everyone on task, working together to stay focused and achieve the same end goal.

  • Dedicated to meeting the expectations and requirements of external and internal clients, acts with client in mind, establishes and maintains effective relationships, and gains their trust and respect, while communicating effectively and managing regular updates.

  • Dealing with Ambiguity - can effectively cope with change, can shift gears comfortably, can decide and act without having the total picture, can comfortably handle risk and uncertainty.

  • Bachelor's or master's Degree related technical field preferable or comparable relatable experience.

  • PMP and / or LEED certification is a plus.
