The Senior Commercial Project Manager serves as a strategic business partner and financial steward for large- scale construction projects, with a focus on high-tech sectors such as semiconductor manufacturing. This role is responsible for overseeing all commercial aspects of project delivery, including budgeting, forecasting, contract management, risk mitigation, and financial reporting. Acting as the primary interface between internal teams, clients, and supply chain partners, the Commercial Manager ensures commercial integrity, maximizes profitability, and supports operational excellence throughout the project lifecycle. The role demands a deep understanding of complex contract structures, financial modeling, and stakeholder negotiation to drive
successful project outcomes.

Commercial Strategy & Leadership
Develop and implement commercial strategies that align with project goals, client expectations, and company financial targets.
Provide leadership and guidance to project teams on all commercial matters, ensuring compliance with contractual obligations and financial controls.

Contract Management & Negotiation
Lead the administration of head/client contracts, including interpretation, negotiation, and execution of contract terms.
Manage change orders, claims, and dispute resolution processes, ensuring timely and equitable outcomes for all parties.
Review and approve supply chain contracts, billing documents, and closeout documentation.

Financial Oversight & Reporting
Oversee project budgeting, forecasting, and cost control processes, ensuring accurate and timely financial reporting.
Monitor profit and loss performance, identify financial risks and opportunities, and implement corrective actions as needed.
Prepare and present monthly project status reports to clients, including contract changes, CPM schedules, man-hour reports, and cost summaries.

Procurement & Supply Chain Coordination
Collaborate with procurement teams to develop contract strategies, review bid documents, and monitor procurement schedules and costs.
Assess supply chain change orders, extensions of time, and contractual claims, ensuring alignment with project objectives.

Risk Management & Compliance
Establish and maintain project controls and policies to ensure transparency, accountability, and compliance with internal and external standards.
Support the development and maintenance of project risk analyses, proactively identifying and mitigating commercial risks.

Client & Stakeholder Engagement
Build and maintain strong relationships with client representatives, consultants, and internal operations teams.
Act as the commercial point of contact for client communications, ensuring clarity, responsiveness, and alignment with project goals.

Operational Support & Team Leadership
Support tender and bid proposal activities, contributing commercial expertise to project planning and execution.
Lead cross-functional teams in achieving quality, timeliness, and financial performance targets.
Mentor junior staff and promote a culture of collaboration, accountability, and continuous improvement.

Minimum Required
Education: High School Diploma or GED required
Bachelor's or Master degree in Business, Economics, Engineering, Construction Management or related field preferred.
15+ years of experience
10+ years of progressive experience in accounting/forecasting or similar with a focus for construction projects.
Previous experience in an EPC environment providing budgetary and financial oversight and management for large projects in the range of $500 million is required.
Experience working with corporate decision makers and managing negotiations is a priority.

Preferred
CPA Certification preferred.
Previous experience support operations for the semiconductor industry or similar high-tech manufacturing/construction are a plus.

Skills & Knowledge
Must have general proficiency with project management software such as Primavera, MS Project or similar.
Must have strong proficiency with accounting/financial reporting software such as Oracle.
Proficiency with Excel, Outlook, Word, PowerPoint, and SharePoint required.
Must be well organized with excellent communication and reporting skills.
Excellent verbal and written communication skills.
